The numbers are in! According to the Pocono Mountains MLS, the real estate market looks like it's still trying to turn itself around.  In 2010, the average residential sales price in Monroe County dropped from $162,880 in 2009 to $153,722. However, this 5.62% drop in average sales price hit in the first quarter and stayed fairly steady throughout the rest of the year.  Additionally, we had just 103 less transactions than in 2009.  Translation: we still have people buying and selling real estate in the Poconos! For those of you thinking about purchasing a home, here's some good news...interest rates are still historically low! CNNMoney.com reports today's average 30-year fixed mortage interest rate as 4.73%! And the 15-year fixed mortage interest rate is reported as 4.12%!  Here in the Poconos, we have nearly 2,800 residential homes for sale in Monroe County, and 125 of them are foreclosures.  There is a large selection of homes in all price ranges! According to the Pocono MLS, there are currently 2,386 residential homes for sale in Monroe County.  These homes range in price anywhere from $17,000 to $3,500,000, so we truly do have something for everyone in the Poconos! A beautiful place to live or visit, there are many homes to choose from for a primary residence or a weekend/vacation home! September 2009 numbers are in for in Monroe County sold homes (Residential properties in Monroe County closed in Sept 2009, Pocono Mountain Flex MLS).  We had 123 homes sell in September, and although this number was slightly lower than August 2009, the average sale price has increased nearly 3%, to $169,007.  Over 20% of homes sold in Monroe County in September were foreclosures, and there are still currently 90 homes in foreclosure available in our county.  Our numbers are down compared to last September, however, with the average sale price nearly 15% lower in September 2009 compared to September 2008. monroe county real estate: Pocono Mountains Closed Home Sales in August - 09/08/09 03:47 AM
According to the Pocono Mountains MLS, August 2009 had 156 closed residential sales in Monroe County, (35 of them were foreclosures) with the average sales price of $164,461.  Compare that to July of 2009, which had 133 closed sales with an average sales price of $158,912.  That's an increase of nearly 3.5% in just one month! The other piece of good news here is that the average days on market is 102 days...just over 3 months. Which goes to show you that when the house is priced right, it doesn't stick around very long!
