real estate: How do you feel about the Real Estate Market Today? - 06/03/11 05:08 PM
WOW! Short Sales, Foreclosures, deed's in Leiu of, auctions, land contracts.
The market is definitely different today then it was just a few short years ago. There was a time when I would bet that most people didn't know what a "Short Sale" was. I use to make a joke that "You might be a Red Neck Realtor if...You thought a Short Sale is when a midget buys a home." I know not to fair to midgets. Sorry about that. I have a lot of "You might be a Red Neck Realtor if" jokes.
However today some of those jokes aren't … (3 comments)

real estate: The New Year is alomost here. Will you Buy a Home in 2010? - 12/27/09 11:39 PM
The New Year is almost here.  Will you Buy a Home in 2010?
Home prices are down in almost every market right now.  Interest rates are still at historic lows.  The Home Buyer Tax credit applies to just about everyone now.  Do you really need another reason to Buy a New Home?  By the way that doesn't mean literally a "New" home.  Just a home that is new to you.  There are many existing homes on the market right now that are priced right.  Even New Construction homes are priced down next to just a couple years ago.
Well if you … (2 comments)

real estate: Did you buy a home in Indiana this year? - 11/20/09 03:47 AM
Did you buy a home in Indiana this year?
Have you filed for your tax exemptions if you did?  IN INdiana you have the benefit of a tax break on property taxes if you file for certain exemptions.
The typical exemptions that nearly everyone qualifies for are "The Homestead Exemption" and "The Mortgage Exemption".
You qualify for "The Homestead Exemption" if the home is your primary place of residence.
You qualify for "The Mortgage Exemption" if you have a current mortgage on your home.  This one is very interesting because you don't necessarily have to have a balance on your mortgage … (0 comments)

real estate: Do you think you might lose your home? Is there a Foreclosure in your future? - 11/18/09 10:22 AM
Do you think you might lose your home?  Is there a Foreclosure in your future?
If you are behind on your home loan or if you think you are about to fall behind on your mortgage there is help.  Lenders do not really want to foreclose on homeowners.  In fact most lenders will do as much as possible to help a homeowner stay in their home.
The key is the homeowner must want to stay in their home.  They must actually care if they might lose their home.
If you have special financial circumstances you may qualify for a special government … (2 comments)

real estate: How would you like to BNI ? - 11/17/09 03:48 AM
How would you like to BNI ?
BNI is a lead referral organization that I recently got involved with.  I was invited to attend a meeting of a BNI chapter in my area to fill the Commercial Realtor seat within the group.  I had no real idea what it was all about until I attended that first meeting.
This is a very well organized group whose soul purpose is pass referrals within the organization or chapter.  There was a Residential Realtor at the meeting I attended whom I respect a lot.  He told me that much of his business came from … (3 comments)

real estate: Do you know someone behind on their mortgage? - 11/14/09 06:14 PM
Do you know someone behind on their mortgege?
Unfortunately I get more and more calls everyday from people who are behind on their mortgage and want to sell before their home is foreclosed.  Many times selling their home may not be the best solution for them.
If they have have experienced a financial hardship that qualifies they may be eligible for a loan modification.
If they aren't yet behind but think they will be soon they may have the option of re-financing their loan.
The point is there are several options available to a homewowner in trouble who wants to stay … (4 comments)

real estate: Will extending the Tax Credit set a precedent? - 10/31/09 11:09 PM
Will extending the Tax Credit set a precedent?
Many of you may be too young to remember the first time rebates were offered by the automakers.  Those rebates are a part of the daily ad routine today.  In today's market you can almost expect a rebate from the auto makers when buying a new car.
Some genius at some ad agency or maybe it was another genius in the automakers marketing department thought that offering a rebate would be just the thing to get people buying new cars again.
The idea did work.  Auto sales began to soar with some of … (4 comments)

real estate: The Tax Credit Extension - 10/29/09 04:02 AM
O.K. here is the latest that I know about the extension of the tax credit.
The Senate has tentatively agreed to the following:
1) Extend the current $8000.00 First Time Home Buyer Tax Credit to April 30th 2010.  As long as a home is under contract by April 30th and closes by June 30th 2010 the First Time buyer would get the credit.
2) Raise the income limits to $125,000.00 for a single person and double that for a married couple.
3) Add a $6500.00 credit for existing home owners who have been in their current home 5 of the last … (0 comments)
