agent: Will I save any money if purchase without a Buyer Agent? - 07/21/14 03:45 AM

I get this question from buyers a lot.  Many are under the misconception that if there is no buyers agent then the listing agent will reduce their commission.  Wrong!

*If there is no listing agent the buyers agent has more work to do.
*The deals are harder to close.  Once they get in to the situation they tend to not want to listen to any advice the agent gives since he is "just trying to sell them a house".
*Greed!  The seller has already agreed to pay x% commission whether or not the agent splits it.  If there is no split then the agent … (1 comments)

HOA's Gone Wild!

Last night on WSB Radio the host Adam Goldfein was talking about Home Owner Associations gone wild! If you have not heard him before he has done a weekend show for a while and done some fill in work during the work for other hosts.  Apparently, I'm not the only one who likes his work since he has now been rewarded with his own daily show in the 8-10pm nightly time slot. He covers a wide variety of topics from politics and current events to consumer advice.

It was a great show that of course … (0 comments)

agent: Does your agent check your pipes?? - 05/18/12 11:23 PM
I make it very clear to my buyer clients that I am NOT a home inspector or contractor.  However when I see something important i will point it out!  Many agent are hesitant to do that and feel it is better left to inspectors.  Every buyer should get a home inspection once they have a contract to purchase.  However, I have no problem with making a buyer aware of potential issues.

Buying a Home or Car, Buyer Beware!

Some of you may know or remember that I spent 5 years selling cars.  It is a GodAwful business but I did learn a lot. One thing that bothered me (it shouldn't have) is how customer walk on to the lot and immediately treat the salesperson as an adversary.  Realistically they are correct to do that.

From MShades

Car buyers know that the salesman, no matter how friendly, is there to sell cars for the dealership. The salesman wants to sell you a car today, from their dealership, at the highest … (0 comments)

agent: FAQs About Buyer Representation - 05/09/11 02:38 AM

I found this great post about why buyers need to have their own agent.  Peggy is in Ct. but the process is pretty much the same here in Ga.
You need to have somebody look out for you.  Home buying can be a complicated process with several speed bumps before closing.  A good buyers agent is going to look out for you, negotiate on your behalf, and look out for your best inbterests!

When I am speaking for the first time with potential buyers, one of the most misunderstood aspects of buying a home concerns buyer representation. Although we … (0 comments)

I want to buy a home - Now What?

Over the past week or so I have been following a couple of threads on Zillow and Trulia posted by potential home buyers who want to know where to start on the home buying process.  The answers from Realtors is almost universally the same .... talk to a lender and get pre qualified for your purchase.  I must respectfully disagree!  Getting pre qualified is important but it is not he first step.

Making a down payment and qualifying for a mortgage is very different from making sure that you are … (1 comments)

agent: Farewell to an old reliable friend... - 10/06/10 04:58 AM
Farewell to an old friend... She came in to my life about 4.5 years ago.  I needed a moderately nice 4 door sedan for for my real estate business.  It was just there sitting unused beside the building that I worked out of at the time. It had been sitting for a few months since she bought a replacement car.  The tires had gone flat and the paint was shot form years sitting outside. A '95 Jag that my real partners wife had purchased almost new about 10 years prior.  It had about 12,000 miles on it when she bought it. … (5 comments)

agent: Cobb County Ga. Housing Market absorption - 08/06/10 05:40 AM
Cobb County Ga. Housing Market absorption Many agents and home sellers will look at a figure of the average days on the market to get a feel for the housing market.  This is somewhat misleading because it is a caclulation for the numbers of days on the market for the homes that actually sold.  It does not take in to account the homes that were on the market and then withdrawn or expired. Of the houses that actually sold in the last 12 months, FMLS is showing an average days on market as 82 days.  On the suface that seems pretty … (1 comments)

Real estate market: Worse than expected?

An article in today's Inman news brings to light what I have been seeing for a while.  The real estate market got a slight bounce from the homebuyer tax credit but now that the prop of the credit is gone, prices are again weakening.

Rebuilding the housing market does not depend on federal housing policies. It is all about JOBS and the overall confidence in the entire economy.  People who have, and earn, more money give jobs to people who make less. Under current policies there is no incentive, and sometimes penalties, … (3 comments)

agent: Can a $100 price change DOUBLE the number of buyers? - 07/19/10 03:35 AM
Double your marketing exposure for only $100? Can a $100 price change double the number of buyers that see your listing? Understanding how buyers search in today's market is a key to getting maximum exposure and attracting the most buyers.  Since over 90% of all buyers use the internet for their search your pricing needs to be geared toward internet search functions.   Buyers do not search for homes priced at $xxx,900, they search in round numbers. They search for a price range, such as from $120,000 to $150,000 or maybe $150,000 to $180,000.  Some internet search engines use a drop … (7 comments)

agent: The gold in your backyard- real value of home ownership - 07/02/10 02:27 AM

The gold in your backyard- real value of home ownership.

My dad sometimes forward me the Taipan daily investment newsletter. They always have some good insight in to the stock market and economy.  This article today by Adam Lass is great. The great value of home ownership is not measured by appreciation rates or equity.  When will the real estate market recover?  When enough people realize a home is a home first and an investment second.

If you buy a home today and it never appreciates one dime (not likely) it can still be a good … (1 comments)

agent: Buyers getting a better deal after the tax credit! - 06/29/10 01:45 AM
Now that the tax credits are expired many areas are seeing price declines.  Buyers who missed out or waited are coming out ahead! The combination of low interest rates, high supply, and lowered demand make it a great time to buy for those who are ready.

As I have said before ...... Don't wait to buy real estate, Buy real estate then wait!

agent: Fannie Mae Secret Shopper Program | How-To LOSE Your REO Listings - 06/24/10 01:54 AM

All I can say is "It about time"!  Fannie Mae is cracking down on REO listing agents who are not doing the job they are hired to do.
They are several REO agents around here that are great to deal with.  But there are several that just really stink.  No lockboxes on property or lockbox codes not listed so I cant access the property, knee high grass, filthy houses... the list goes on.

Thanks to ‘REO Listing Agent X’ for sending us this recent email from Green River Capital.

Back in July of last year I did a post titled "Paint it pepto pink with black polka dots" My basic point of that post was that it's your home, paint it however you want.  That is just one of the benefits of home ownership. Well just as easy as it is to paint pink and black polka dots .... It can become a very nice "Sea Foam green.
