cobb: Does your agent check your pipes?? - 05/18/12 11:23 PM
I make it very clear to my buyer clients that I am NOT a home inspector or contractor.  However when I see something important i will point it out!  Many agent are hesitant to do that and feel it is better left to inspectors.  Every buyer should get a home inspection once they have a contract to purchase.  However, I have no problem with making a buyer aware of potential issues.

In the 1980's Cobb County, Ga was one of the 10 fastest growing counties in the entire U.S. so there was a ton of new construction.  Unfortunately there were … (2 comments)

Buying a Home or Car, Buyer Beware!

Some of you may know or remember that I spent 5 years selling cars.  It is a GodAwful business but I did learn a lot. One thing that bothered me (it shouldn't have) is how customer walk on to the lot and immediately treat the salesperson as an adversary.  Realistically they are correct to do that.

Car buyers know that the salesman, no matter how friendly, is there to sell cars for the dealership. The salesman wants to sell you a car today, from their dealership, at the highest … (0 comments)

cobb: Are Rental Homes an I.D.E.A.L. Investment? PT.6 Summary - 12/18/11 01:08 AM

Are Rental Homes an I.D.E.A.L. Investment?

There are a lot of investment options available for us today.  Stocks, bonds, mutual funds, gold, silver, annuities, etc can all be a part of a solid retirement plan.

Some people may claim that I am biased, and maybe that is so.  However, I firmly believe that rental homes are an I.D.E.A.L. investment and should be included in every retirement plan.  Over the next several post I will discuss why this is so and give you some ideas to help you with your real estate investment planning.

cobb: Cobb County, Ga, homes $3500down,@$750 per month - 10/12/11 03:36 AM

Cobb County Ga.  $3500 Down @$750 per month!

It almost sounds too good to be true but it is real!  As a matter of fact its not just one house.  At todays super low interest rates the principle and interest payment on an FHA loan of $100,000 is about $480 per month. Add in a reasonable amount for taxes and insurance and that gives you a payment range of about $650-750 per month!

In almost every case that is cheaper than rent but don't fall in to a financial trap just because of that.  There are of course … (0 comments)

cobb: 2 GREAT Reasons to buy now! - 08/11/11 03:36 AM
2 GREAT Reasons to buy now! Before I go forward I want to make a few strong assumptions: Home ownership is a LONG TERM investment!  The days of moving up every 3-7 years are OVER!  Plan on being in your home 10-20 years or more.  If you think there is a good chance you'll be moving in the next few years then RENT. Home values are still volatile but your home will always be worth something! It might be higher than today or it might be lower.  But it will always be worth something.  For my illustration below I used 0% … (2 comments)

cobb: Should you invest in real estate? - 05/31/11 05:54 AM
Investors will lead the way in housing recovery.

An article in todays Inman News says that investors will be up to 3 times more active in the buyers market than owner occupant buyers. I agree and have little doubt that investors will lead the way for a housing recovery.

Inman News

Imagine buying a stock or mutual fund for 0-20% down, finance the balance, have that stock or mutual fund generate enough dividends(rent) that it will pay the payments on the amount financed, getting a bundle of tax benefits, and after 20-30 years the loan is all paid … (1 comments)

I want to buy a home - Now What?

Over the past week or so I have been following a couple of threads on Zillow and Trulia posted by potential home buyers who want to know where to start on the home buying process.  The answers from Realtors is almost universally the same .... talk to a lender and get pre qualified for your purchase.  I must respectfully disagree!  Getting pre qualified is important but it is not he first step.

Making a down payment and qualifying for a mortgage is very different from making sure that you are … (1 comments)

cobb: Happiness is Positive Cash Flow! - 12/31/10 04:19 AM
Happiness is a positive cash flow :-) A long time ago, back before late night infomercials and before cable TV, people still invested in real estate.  The  thought of a highly leveraged real estate investment didn't even occur to them. They looked at one thing.  If I invest this much cash, how much cash will I get in return.  The fact that there were some tax advantages and the house might even go up in value were just icing on the cake. Happiness is a positive cash flow :-) 2011 may be the year to look back and make something old … (4 comments)

cobb: Fewer home owners "upside down"" is bad news? - 12/15/10 01:55 AM
The headlines sounded good until you got to the details.  Real estate tracking company, CoreLogic, released a report this week announcing that fewer people with mortgages owe more than their home is worth.  From 25% the percentage is down to about 22.5%.  It was a big splash of economic news until you got to the rest of the story.

The reason that fewer owners are "upside down" is that they are no longer owners.  The homes have been given back to the mortgage holder or foreclosed..   Fewer U.S. Homeowners Underwater on Their Mortgage | RISMedia If you want … (1 comments)
