cobb: Is housing UP or DOWN? - Yes - 07/29/10 04:37 AM
Cooking the books with the Fed's?
I wish it were a search for the next top chef on HGTV, but this is much more than than that, and it's real life. I had two separate updates in my email box today on the same subject.  The May housing report for new home sales was widely reported as about 300,000 (which was already bad news) then quietly  downgraded to 267,000.  The June reports are out now and there is widespread claim of a 24% increase!  However this increase only recovers about 50% of the loss from the month before!

cobb: Can a $100 price change DOUBLE the number of buyers? - 07/19/10 03:35 AM
Double your marketing exposure for only $100? Can a $100 price change double the number of buyers that see your listing? Understanding how buyers search in today's market is a key to getting maximum exposure and attracting the most buyers.  Since over 90% of all buyers use the internet for their search your pricing needs to be geared toward internet search functions.   Buyers do not search for homes priced at $xxx,900, they search in round numbers. They search for a price range, such as from $120,000 to $150,000 or maybe $150,000 to $180,000.  Some internet search engines use a drop … (7 comments)

cobb: The gold in your backyard- real value of home ownership - 07/02/10 02:27 AM

The gold in your backyard- real value of home ownership.

My dad sometimes forward me the Taipan daily investment newsletter. They always have some good insight in to the stock market and economy.  This article today by Adam Lass is great. The great value of home ownership is not measured by appreciation rates or equity.  When will the real estate market recover?  When enough people realize a home is a home first and an investment second.

If you buy a home today and it never appreciates one dime (not likely) it can still be a good … (1 comments)

cobb: Stategic default ... or moral decay? - 06/04/10 03:11 AM
Strategic default and moral decay... Before I even get started let me say that this post is NOT about people who have run in to serious hard times and can simply no longer afford their home. There are a lot of good folks who want to pay their mortgage but simply can't. For them, this does not apply. What I am talking about is people who make the conscious choice not stop paying their mortgage simply because their home has declined in value.  They think it is a convenient or prudent financial decision just to stop paying.  These folks are looking … (4 comments)

cobb: A Tale of 4 Homes - Some Things For Sellers to Keep in Mind - 06/03/10 02:16 AM

Have you ever been to a nice restaurant and they bring the plate out and its just beautiful?  All of the food is arranged just so, that little garnish is placed just perfectly, and it just looks fantastic.

Presentation is a big part of the dining experience. The fact is that the food can be the same as another place down the road but that other place just doesn't seem the same. Selling your home works the same way. Certainly price and condition are important.  But the overall presentation is everything!   John Elwell of Century 21 in … (3 comments)

cobb: It's prom night ... I'm cleaning my gun! - 03/27/10 10:59 AM

It's prom night ... I'm cleaning my gun!

Yes, my baby girl is going to the Lassiter High School prom tonight. Well, technically she's my step daughter, but me and her mom have been together since Tori was 2. This is the baby girl who pee'd on my leg while we were watching "The Hunchback of Notre Dame".  She is amazingly beautiful and he seems like a nice young man. But still she is our baby girl and he is a teenage boy....

Her mom already made him write an essay to turn in to us … (10 comments)

cobb: My first "Short Sale" 2003 - 03/18/10 02:29 AM
2003 and it was my 1st "Short Sale" It was back in 2003 and I had been licensed for maybe a year. I was still on a team (although I use the word loosely).  Short sales were not unheard of then but they were nowhere near as common as they are today. Some old friends of mine had hit hard times and needed to sell or be foreclosed. They had refinanced their home AND taken out a second mortgage. They owed $135,000 and the very highest comp in the neighborhood had recently sold for $132,000.  That was for a home in … (4 comments)

cobb: Short Sale? Consider your credit. - 03/17/10 05:07 AM
Do you need to sell your home for less than what is owed?  This is possible to do and it can be a good alternative to foreclosure or simply mailing the house keys to the lender.  With a short sale there will be a ding to your credit but it will be much less than having a foreclosure.  After a foreclosure the minimum time to qualify for a new mortgage will be 2-3 years.  After a short sale it would be very feasible to qualify again in a year or maybe even less. Every situation is different and a short sale may … (0 comments)

Kennesaw Ga.- Honest Car repair at Rapid Rotation!

Honest car repair shops are few and far between.  A few years ago I was having problems getting my car to pass Ga. emmissions. Rapid Rotation was recomended to me and the owner, Jeff Starling, took a look at the Jag made a few minor repairs and adjustments. The total cost was about $100. Anytime you can get a Jag in and out of the shop for $100 there is something good going on.

A few days ago my wifes mini van started running really rough. … (1 comments)
