real estate: How much is real estate commission? - 02/16/18 06:47 AM
www.1PercentListingSolution.com
The true answer is that commissions are negotiable.  However just because they can be negotiated does not mean they will be negotiated.
Many agents and brokerages have policies that will not allow the agents to charge any less than a certain percentage.  Several years ago I was interviewing different companies to potentially hold my license.  On was very specific that i could not list a home for less than 6% even if it was friends or family.  Anything less would "devalue" their brand.    I did not choose them.

Here in Ga 6% is fairly common and that is usually split evenly between the listing agent … (3 comments)

real estate: Bryan Ellis Newsletter interview - 12/16/13 12:51 AM
I was recently interviewed by the Bryan Ellis Investing letter that goes out to a  couple hundred thousand investors all over the country!
***************

Atlanta, Georgia has been at the top of a lot of lists these days, and that makes its real estate of prime interest to investors. For starters, according to a recently-published Forbes study, more than half (54 percent) of all real estate purchases in Atlanta are for cash and made by investors, indicating that the investing community in the area is still both flush and active. Furthermore,  Atlanta and Atlanta-area home values have climbed significantly over the … (0 comments)

real estate: Are Rental Homes an I.D.E.A.L. Investment? PT.6 Summary - 12/18/11 01:08 AM

Are Rental Homes an I.D.E.A.L. Investment?

There are a lot of investment options available for us today.  Stocks, bonds, mutual funds, gold, silver, annuities, etc can all be a part of a solid retirement plan.

Some people may claim that I am biased, and maybe that is so.  However, I firmly believe that rental homes are an I.D.E.A.L. investment and should be included in every retirement plan.  Over the next several post I will discuss why this is so and give you some ideas to help you with your real estate investment planning.

real estate: How just about anybody can invest in real estate. - 06/21/11 01:58 AM
In my recent post Should you invest in real estate? I hinted at a basic plan for just about anybody to get started investing in real estate.

Let's get started.  First of all, if you are not a home owner lets start there.  Begin today! Start saving for a small down payment and pay off any outstanding debts. Even if yo have previous credit issues you are only 1-2 years away from being able to qualify for an FHA loan. Under current FHA guidelines you can buy 2 years after a bankruptcy or 3 years after a foreclosure.  So … (2 comments)

real estate: Should you invest in real estate? - 05/31/11 05:54 AM
Investors will lead the way in housing recovery.

An article in todays Inman News says that investors will be up to 3 times more active in the buyers market than owner occupant buyers. I agree and have little doubt that investors will lead the way for a housing recovery.

Inman News

Imagine buying a stock or mutual fund for 0-20% down, finance the balance, have that stock or mutual fund generate enough dividends(rent) that it will pay the payments on the amount financed, getting a bundle of tax benefits, and after 20-30 years the loan is all paid … (1 comments)

real estate: Happiness is Positive Cash Flow! - 12/31/10 04:19 AM
Happiness is a positive cash flow :-) A long time ago, back before late night infomercials and before cable TV, people still invested in real estate.  The  thought of a highly leveraged real estate investment didn't even occur to them. They looked at one thing.  If I invest this much cash, how much cash will I get in return.  The fact that there were some tax advantages and the house might even go up in value were just icing on the cake. Happiness is a positive cash flow :-) 2011 may be the year to look back and make something old … (4 comments)

real estate: Fewer home owners "upside down"" is bad news? - 12/15/10 01:55 AM
The headlines sounded good until you got to the details.  Real estate tracking company, CoreLogic, released a report this week announcing that fewer people with mortgages owe more than their home is worth.  From 25% the percentage is down to about 22.5%.  It was a big splash of economic news until you got to the rest of the story.

The reason that fewer owners are "upside down" is that they are no longer owners.  The homes have been given back to the mortgage holder or foreclosed..   Fewer U.S. Homeowners Underwater on Their Mortgage | RISMedia If you want … (1 comments)

real estate: What does the "Shadow" know? - 07/15/10 03:21 AM
What does the Shadow know?... What is "shadow inventory"?  It is the pent up supply of sellers that have not yet put their home on the market.  This can be in the form of homeowners who decide to sell or it can be in the form of a foreclosure or short sale that has not yet entered the market. Many banks are currently slowing down their foreclosure processes to avoid having too much inventory to try to resell.   There are many homeowners that are current on their payments but owe way more than the home is worth. At some point some … (4 comments)

real estate: Jimmy Buffett Sells his Palm Beach estate - 06/11/10 11:51 AM
Jimmy Buffett and real estate all in one blog!

I just saw this on the Buffetworld website.  Apparently Jimmy and Jane Buffett just sold their Palm Beach estate for 18.5 million.  The tax appraisal on the home was 23.3 million so it would be easy to say the Buffetts have felt a $5million crunch of the housing bubble.  On the other other hand the article does pooint out that they bought the home in 1994 for $4.4 million.  Proving what I have been saying for a long time.  Real estate is a long term investment.  Don't wait to but real … (3 comments)

real estate: Stategic default ... or moral decay? - 06/04/10 03:11 AM
Strategic default and moral decay... Before I even get started let me say that this post is NOT about people who have run in to serious hard times and can simply no longer afford their home. There are a lot of good folks who want to pay their mortgage but simply can't. For them, this does not apply. What I am talking about is people who make the conscious choice not stop paying their mortgage simply because their home has declined in value.  They think it is a convenient or prudent financial decision just to stop paying.  These folks are looking … (4 comments)

real estate: May 1, Will it be a hangover or mild headache? - 04/22/10 01:44 AM
May 1,  Will it be a full hangover or just a headache?

Mike Licht, NotionsCapital.com Flickr Creative Commons

The current tax credit ends on April 30.  That is buyers need to be under contract by April 30 anyway. Many of us have seen a nice flurry of activity over the last weeks/months fueled by the current tax credit offer. I certainly like having the extra activity but I was opposed to the tax credit because its a short term boost and not a long term solution.

So what happens when we wake up on May 1? … (7 comments)

real estate: Atlanta pending home sales - 08/12/09 04:04 AM
Atlanta pending home sales, are they up or down .....YES!

There have been recent news reports that pending home sales are up.  That is a good thing, right?

Last week Jim Crawford put up a great post,Atlanta Pending Home Sales - The Truth Behind the Numbers!.

Jim correctly pointed out that many of the current pending home sales are really not pending homes, they are just lease purchases.  A week or two ago I got the email from FMLS stating that the status of "lease purchase was being eliminated and all lease purchases would now be reported as … (1 comments)
