The true answer is that commissions are negotiable.  However just because they can be negotiated does not mean they will be negotiated.
Many agents and brokerages have policies that will not allow the agents to charge any less than a certain percentage.  Several years ago I was interviewing different companies to potentially hold my license.  On was very specific that i could not list a home for less than 6% even if it was friends or family.  Anything less would "devalue" their brand.    I did not choose them.

An article in todays Inman News says that investors will be up to 3 times more active in the buyers market than owner occupant buyers. I agree and have little doubt that investors will lead the way for a housing recovery.

Happiness is a positive cash flow :-) A long time ago, back before late night infomercials and before cable TV, people still invested in real estate.  The  thought of a highly leveraged real estate investment didn't even occur to them. They looked at one thing.  If I invest this much cash, how much cash will I get in return.  The fact that there were some tax advantages and the house might even go up in value were just icing on the cake. The headlines sounded good until you got to the details.  Real estate tracking company, CoreLogic, released a report this week announcing that fewer people with mortgages owe more than their home is worth.  From 25% the percentage is down to about 22.5%.  It was a big splash of economic news until you got to the rest of the story.

What does the Shadow know?... What is "shadow inventory"?  It is the pent up supply of sellers that have not yet put their home on the market.  This can be in the form of homeowners who decide to sell or it can be in the form of a foreclosure or short sale that has not yet entered the market. Many banks are currently slowing down their foreclosure processes to avoid having too much inventory to try to resell.   There are many homeowners that are current on their payments but owe way more than the home is worth. I just saw this on the Buffetworld website.  Apparently Jimmy and Jane Buffett just sold their Palm Beach estate for 18.5 million.  The tax appraisal on the home was 23.3 million so it would be easy to say the Buffetts have felt a $5million crunch of the housing bubble.  On the other other hand the article does pooint out that they bought the home in 1994 for $4.4 million.  Proving what I have been saying for a long time.  Real estate is a long term investment.  Don't wait to but real … (3 comments)

Strategic default and moral decay... Before I even get started let me say that this post is NOT about people who have run in to serious hard times and can simply no longer afford their home. There are a lot of good folks who want to pay their mortgage but simply can't. For them, this does not apply. Here are 2 great deal home listings.  Both of these homes are priced at or below what they sold for NEW 18 years ago! The current tax credit ends on April 30.  That is buyers need to be under contract by April 30 anyway. Many of us have seen a nice flurry of activity over the last weeks/months fueled by the current tax credit offer. I certainly like having the extra activity but I was opposed to the tax credit because its a short term boost and not a long term solution.

Atlanta pending home sales, are they up or down .....YES!

There have been recent news reports that pending home sales are up.  That is a good thing, right?
