realtor: Meet Herman Cain- A bio and more - 10/05/11 03:53 AM
Meet Herman Cain

(a good bit of the bio was from an email forwarded to me. I have cleaned it up and added some extra info)
Herman Cain is running for president. He's not a career politician (in fact
he has never held political office). He's known as a pizza guy, but there's
a lot more to him. He's also a computer guy, a banker guy,  and a rocket
scientist guy.

Here's his bio:
Bachelor's degree in Mathematics from Morehouse College.
Master's degree in Computer from Science Purdue University.
Mathematician for the Navy, where he … (5 comments)

I want to buy a home - Now What?

Over the past week or so I have been following a couple of threads on Zillow and Trulia posted by potential home buyers who want to know where to start on the home buying process.  The answers from Realtors is almost universally the same .... talk to a lender and get pre qualified for your purchase.  I must respectfully disagree!  Getting pre qualified is important but it is not he first step.

Making a down payment and qualifying for a mortgage is very different from making sure that you are … (1 comments)

North Cobb High Homes for sale

realtor: Cobb County Ga. Housing Market absorption - 08/06/10 05:40 AM
Cobb County Ga. Housing Market absorption Many agents and home sellers will look at a figure of the average days on the market to get a feel for the housing market.  This is somewhat misleading because it is a caclulation for the numbers of days on the market for the homes that actually sold.  It does not take in to account the homes that were on the market and then withdrawn or expired. Of the houses that actually sold in the last 12 months, FMLS is showing an average days on market as 82 days.  On the suface that seems pretty … (1 comments)

Real estate market: Worse than expected?

An article in today's Inman news brings to light what I have been seeing for a while.  The real estate market got a slight bounce from the homebuyer tax credit but now that the prop of the credit is gone, prices are again weakening.

Rebuilding the housing market does not depend on federal housing policies. It is all about JOBS and the overall confidence in the entire economy.  People who have, and earn, more money give jobs to people who make less. Under current policies there is no incentive, and sometimes penalties, … (3 comments)

realtor: Can a $100 price change DOUBLE the number of buyers? - 07/19/10 03:35 AM
Double your marketing exposure for only $100? Can a $100 price change double the number of buyers that see your listing? Understanding how buyers search in today's market is a key to getting maximum exposure and attracting the most buyers.  Since over 90% of all buyers use the internet for their search your pricing needs to be geared toward internet search functions.   Buyers do not search for homes priced at $xxx,900, they search in round numbers. They search for a price range, such as from $120,000 to $150,000 or maybe $150,000 to $180,000.  Some internet search engines use a drop … (7 comments)

The gold in your backyard- real value of home ownership.

My dad sometimes forward me the Taipan daily investment newsletter. They always have some good insight in to the stock market and economy.  This article today by Adam Lass is great. The great value of home ownership is not measured by appreciation rates or equity.  When will the real estate market recover?  When enough people realize a home is a home first and an investment second.

If you buy a home today and it never appreciates one dime (not likely) it can still be a good … (1 comments)

realtor: Buyers getting a better deal after the tax credit! - 06/29/10 01:45 AM
Now that the tax credits are expired many areas are seeing price declines.  Buyers who missed out or waited are coming out ahead! The combination of low interest rates, high supply, and lowered demand make it a great time to buy for those who are ready.

As I have said before ...... Don't wait to buy real estate, Buy real estate then wait!

Well just as easy as it is to paint pink and black polka dots .... It can become a very nice "Sea Foam green.

realtor: Jimmy Buffett Sells his Palm Beach estate - 06/11/10 11:51 AM
Jimmy Buffett and real estate all in one blog!

I just saw this on the Buffetworld website.  Apparently Jimmy and Jane Buffett just sold their Palm Beach estate for 18.5 million.  The tax appraisal on the home was 23.3 million so it would be easy to say the Buffetts have felt a $5million crunch of the housing bubble.  On the other other hand the article does pooint out that they bought the home in 1994 for $4.4 million.  Proving what I have been saying for a long time.  Real estate is a long term investment.  Don't wait to but real … (3 comments)
