Back in 2007 and 2008 I predicted that the housing crash was going to be more severe and longer lasting than many people expected. Once we were in the depths of the houses crisis I predicted that we would not see recovery until investors started buying up inventory. With a 1-2 year supply of homes on the market that was only way to dry up the excess inventory. Looking in the rear view mirror I was right on both of those points.

An article in today's Inman news brings to light what I have been seeing for a while. The real estate market got a slight bounce from the homebuyer tax credit but now that the prop of the credit is gone, prices are again weakening.
Rebuilding the housing market does not depend on federal housing policies. It is all about JOBS and the overall confidence in the entire economy. My survey of the today's market in Country Walk shows 25 home home listings including 6 pending sales. However, 5 of the 6 are foreclsoure or "short sale" listings and only one is a traditional retail sale. Of the 19 homes remaining only 3 are are noted as any kind of foreclosure or short sale. In my opinion, getting the cheap foreclosure homes off the market will help stabilize values and help the sales of traditional, non foreclosure homes.

values: Powder Springs Georgia market report

As of today there are 816 homes for sale in Powder Springs, Cobb County, Georgia. From Jan1, 2008 through May 31,2008 there have 231 homes sold in the same area for an average of 46.2 hoes sold per month. What this means is that at the current rate of absorbtion we have a 17.6 month supply of homes for sale. The realty is that many of the homes currently for sale will not sell. The homes that will sell are price at the midddle to lower price point for similar homes and they are in ready to move in condition. The … (1 comments)
values: Metro Atlanta - I like the Tortoise vs. the Hare

The Atlanta home market is pretty tough right now but I'm sure no where near as tough as some other parts of the country. See my recent post for Cobb County Stats. Howeverover the last year and over the long haul haul the Atlanta Market has been very steady. Prices for 2007 were up slightly. I thnk what is really impressive is the fact that we have only had 3 quarters since 1977 where prices dropped. These were 3q of 1990 through 1q 1991. We don't gert the big rushes like some parts of the country saw in the last few years but … (1 comments)
