There is no way to predict the bottom of the market.  If I had a crystal ball maybe, but I don't.  So what makes me say that now is a great time to buy?  Prices are down and so are rates, add a large inventory to the mix and you have a great trifecta.  You want more, how about the large number of "cash" transactions in the market.  I have spoken with many realtors recently that are getting cash offers on their listings.  Why is that such a big deal?  Cash offers mean investors.  The investors are getting in the market … (0 comments)

If you have potential buyers that you know will be going the route of an FHA mortgage, here is the motivation to get them off the fence and shopping.   FHA commissioner David H. Stevens yesterday announced a new premium structure for FHA-insured mortgage loans increasing its annual mortgage insurance premium (MIP) by a quarter of a percentage point (.25) on all 30 and 15 year loans.  The upfront MIP will remain unchanged at 1.0 percent.  These changes are set to take place on all new FHA insured loans started on or after April 18, 2011.

Realtors stressed over dealing with lenders on short sales, as well as distressed homeowners looking for a way out of their mortgage that doesn't involve foreclosure, may find relief is on the way from a new bill introduced in the U.S. House.  The new legislation would impose a deadline on lenders to respond to short sale requests, requiring them to return an answer to the borrower within 45 days.  I've heard that, as well as seen, a couple potential homebuyers walk away from purchasing short sale property because the lender has taken many months without any response.

Did you know that if you are a New Jersey property owner you may be eligible for a grant or loan for the removal of your underground oil tank?
The Petroleum Underground Storage Tank Remediation, Upgrade and Closure Program provides loans and grants to eligible applicants to help finance project costs for the closure and replacement of a non-leaking residential underground storage tank (UST) on or after August 2, 2006
Am I eligible?
Applicants with a non-leaking residential UST are eligible for funding for closure/removal and closure/removal/replacement of the UST. Applicants with a leaking residential UST are also eligible for funding.

bergen county: New Tax Credit for NJ Home Purchases Received Final Legislative Approval Thursday - 06/11/10 03:29 AM
The Senate voted 38-0 to approve the bill. It was approved 67-8-2 by the Assembly on May 20. It now goes to the governor for his consideration.
The bill (A-1678) would establish the New Jersey Homebuyer Tax Credit Program under the New Jersey gross income tax for home purchases made within a year of the bill's enactment. Refundable tax credits would be allowed for up to $15,000 or 5 percent of the home purchase price, whichever is less, for homebuyers of new and previously owned homes.The total credits available would be capped at $100 million, with $75 million allocated for purchases … (3 comments)

bergen county: These days you need more than just a quick pre-qualification - 06/02/10 11:00 AM
The business sure has changed over the last couple of years.  It used to be that anyone could get a loan, so having a pre-qualification wasn't really that big of a deal.  Then as things tightened up most realtors realized that spending too much time with a client that wasn't pre-qualified could be a real waste of time.  From my experience most realtors would give the client a couple hours looking at houses before they pushed the subject, although I know plenty that wouldn't even go that far!  Of course they had a mortgage person that could get their client pre-qualified … (0 comments)

Over the past couple of years one of the hardest hit markets has been the "jumbo" market.  New Jersey is filled with million dollar homes.  The problem wasn't necessarily getting people in these markets financing.  The problem was getting them attractive financing as well as financing without having to lay out a ton of money up front.  For the most part lenders expected 25% down on these "jumbo" purchases.  It's not that the potential buyers in this market don't have the money to put down 25%, more often it's that they would rather invest their money elsewhere.  So unless there was … (0 comments)
