So I had a contract signed, great price for my seller and a quick close....Great Job right?  Not really!!!  This was in January and a couple days after opening escrow a water heater leaked (property was vacant) on the 2 units directly below my sellers.  Now what to do?  File an insurance claim, send in paperwork, wait, get a few quotes from contractors, wait, wait, check with condo association make sure things are moving forward, wait, wait and more waiting, uncooperative owners in units that were damaged....so I think you get the point.

So I got a call earlier this week from a homeowner who is ready to list his property for sale as a short sale....great news!  This is of course the normal transaction in todays market. 
But what to do, the seller is ready to sell, just told me to send over a listing agreement for him to sign and never once asked about any explanation of the listing, addendum's or anything...What to do?  Myself I like to explain myself to every single buyer and seller no matter what bottom line period.  I go over the entire listing, purchase contract, etc.  Others … (4 comments)

So the economy is pretty BAD right now, most people say it hasn't been this bad since the great depression.  So what should we do...pack up our things and feel sorry for ourselves?  NO THANKS!

Here is an entry to people who are considering selling or are selling their property now...Don't get discouraged with what you see on TV, newspapers or what you have heard.  It is true that the majority of properties are sitting on the market for months, but there are others that are selling in a much shorter time.
