Is it time to dig into your stores of the bland, boring, generic, or dull decorative items? Yes, if you are merchandising your property for sale, it is time to make the old switcheroo!! When buyers view your property, they are interested in the actual “bones” of your home. They are not going to be seeking financing based on all of your belongings coming with the property. Or are you quick to realize that more efficiency comes from doing it the other way around? Do you pull on a door that is sporting loud signage stating “Push”? Do you walk backwards downhill? Do you paint expansive walls with a brush rather than a roller? And my favourite, do you choose to drive a nail into a stud by hand when there is a perfectly good hammer sitting right in front of you?

And, here is where the line gets severely blurred. Most of us define clutter as scattered piles of miscellaneous “things”. And, the majority of us see clutter as mostly small items. Let's face it, whether it is a hot-tub, a pool, a jetted soaker-tub in the master en-suite, or fire-place, it took our breath away when we bought the home, but, now, the novelty has worn off. When we originally viewed the property during our home-search, these features often make the home stand out above the competition. This is because the idea of them is nice, and the visualization that they create for buyers is fantastic. A mandatory, but over-looked, key to Selling a Property Successfully! It is not your "home" anymore, so a shift in mentality is in order. Perhaps the most difficult, yet necessary, adjustments to make when selling your "home" is letting go of all emotional attachments. "Home IS where the heart is"! This will never be a false statement. "Home" is where many of your fond and/or less-than-favourable memories are created. Maybe you have raised children there, had grand-children over for festivities, accomplished great things during your time there, or have experienced great loss whilst living there. The world of Home Staging includes many "out-of-the-box" concepts, or abstract ideas. Home Staging is not solely about preparing a property for sale, and does not strictly deal with pretty presentation. There is so much more to this profession than most people realize. And, this is precisely why successful Professional Home Stagers are the ones who have had extensive relevant education, training, and experience. Successful Home Stagers are also talented, are incredibly intuitive, and follow the Real Estate Market very closely. Ahhhhh, Doilies....the memories. You are a blatant liar if you claim that you have never had a doily in your possession. You are an even bigger liar if you claim that you have never seen a doily.
Now, don't get me wrong right off the hop, here, okay? You are more than entitled to possess a fondness of doilies due to the desire to memorialize a loved one, or for any reason at all. Okay, I know I keep harping on the importance of not scenting our homes with chemical-based fragrances and room "deodorizers", but I have witnessed yet another potential sale go south due to a buyer's violent allergic reaction. Oh, yes, and I LOVE the commercial with the Realtor® who is dancing around with the bottle of Febreeze, exclaiming, "I use this in every client's home!" Have you been anywhere public in society lately? Have you seen the signs posted everywhere that warn us of existing "scent-sensitivities" and ask us to refrain from wearing perfumes and deodorants? .....it is still just a turd. Pardon my use of politically incorrect slang here. But, there really is not a more polite or eloquent way to put it. As a Professional Home Stager, way too often, I enter a relationship with clients (either the homeowner or the REALTOR(R)), where the clients possess very backwards understandings of the true aim of Home Staging. This is not the fault of anyone in particular. It is strictly due to a general lack of education. Yes, when selling your property, this is the ultimate set of criteria buyers are looking to satisfy when performing their search. They will automatically gravitate to their desired geographic area(s), and then refine the search by only looking at the Dwelling type. The above two criteria sets are completely beyond your (the seller) control. You cannot simply pick up your property and drop it into a more popular area, and you cannot convert your condo into a bungalow. You, the seller, do, however, have all the control in the world over the last two sets of criteria. And, because the buyer (0 comments)

As a Home Stager, I am shocked at how many of my clients have one or both of their entry-ways adorned with lovely, open-air shoe-racks. I will never stop harping on the fact that the most important "impact area" in a property is that point where they step through the entry-way. We need to be so mindful of how that entire entry-way scene hits the buyer's five senses. Yes, this includes their sense of smell. I will tell you what these free-standing, out-in-the-open shoe-racks immediately tells a buyer: 1. Oh great, this property is seriously lacking storage. Where am I going (4 comments)

I am confident that we have ALL come across this dilemma at some point in our Real Estate dealings. The property you are about to list has awesome bones! The location is great and the client is going to approve a greatly attractive price point. Heck, your client has even eliminated all of the clutter and excess furniture in the home. They even understood how important it was to depersonalize as much as possible to appeal to more buyers and create less distraction during viewings and in photos. This is your ideal client. This is an on-going debate for which we see great arguments on both sides of the coin. We, of course, are passionately in favor of Professionally Staging Vacant properties. And, no, we are not just saying this because we are Professional Home Stagers. We are saying this based on market research and/or examining behavioural tendancies of home-buyers. This may sound like something from the National Geographic channel...."we like to observe the creatures in their natural habitats". Funny. Okay, I have to start off by saying that I have not only owned dogs (and other pets) my entire life, but I also firmly believe that animals end up being the most loyal of companions throughout life. Provided pets are adequately cared for, loved, regularly exercised, fed, and kept warm, I am a strong advocate for people having them. But, there is a time and place for an animal to be present. And, when you are trying to sell a home, this is not an optimal time. This is a delicate subject that is not being communicated to sellers. This is (6 comments)

I have recently had a few Realtors(R) confide in me, saying they are fully aware of the vast benefits of holding open-houses for their clients' properties. But the common frustration that I am seeing, in Realtors(R), is that they work so hard on their listings in all other ways, that there is just no time or energy left for an upbeat, successful open-house. I don't have to convince anyone of the reasons that open-houses still prove to be very effective marketing tools.
