This has been a very busy winter! Many sales and many multiple offers on several properties in several areas including Nampa and Eagle!
So why is this happening? Inventory is continuing to drop!! Here are the numbers.
January 2010 our average inventory level was right around 9 months worth of inventory in Ada County and close to 10 months worth in Canyon County.
At the end of last month, the average invetory numbers for Ada and Canyon Counties are between 4-5 months and still dropping! By the way, that's good!!

Late last week the WSJ.com reported a 7.2% rise month-over-month increase in more than ten years!
Most of the sales were distressed homes including short sales and bank owned homes. It is very important to get these distressed homes off the market and get back to a regular market which might not be until 2012 most experts suggest.

Spring is hitting the Treasure Valley real estate market at a record pace, and home sales are starting to climb higher. Pending sales today are nearing the 1,000 mark!
According to the local Multiple Listing Service, in Ada and Canyon counties the number of sales climbed 43.8% between February and March, from a total of 363 homes sold to 522.
That number is still down 20.8% from the 659 homes sold the previous March but represents a positive change from sales that have been slipping almost every month since June 2008.

Does anybody out there have a good expired listing letter you use that gets great results? I've tried different ones with no success. I know these people want to sell their homes. I of course would like to try to sell it for them. I have heard different stories from many people of what works. If you could help at all that would be great! Maybe someday I could help you out too!
Also with expired listings, how many of those did actually sell? I'm curious. Thanks for your help.

I have tried Craig Proctor websites for over a year. They are pretty good but very expensive. I am looking for a different website for realtors. Does anybody have websites that they really like? Could you pass me there website address. I really want something that is simple but behind the scenes is a contact generating animal! Could you also add what the costs are for set up and the monthly fees. Thanks for your input.
