real estate: Real Estate Housing starts - 12/18/07 12:28 AM
Real Estate housing starts for November were released this morning. The numbers did not seem to be a surprise in commentary with the media. Real Estate has been under the microscope of the media for some time as real estate has been in the backwash of fairly large appreciation in recent years.
The link on the numbers is http://www.census.gov/const/newresconst.pdf
One item that occur to me is that there are still housing starts in real estate as well as existing homes still being sold. There are pockets that are not selling. With real estate it comes down to individual properties. In a great … (2 comments)

real estate: Real Estate and HolidayCluter - 12/17/07 03:17 AM
Real Estate and holiday clutter sometimes can be like oil and vinegar. Generally well kept homes are not very much of a challenge. The homes where there becomes a question of where is the motivation to sell this piece of real estate is the challenge in educating owners to stage properly. Real estate is a business of first impressions and making sure that the home is ready to show at all times is very important. Obviously people need to live and enjoy the holiday season. There can be a happy balance and often makes for a happier season. Much the same as … (1 comments)

real estate: Real Estate and the Fed Prime Rate - 12/12/07 12:52 AM
Real Estate and the prime rate may not be all that related. There is of coarse the perceived value that adds to consumer feeling good about the economy and the interest rates. In real estate mortgage loans the bond market is the driving factor that helps determine rates. As bond investors have taken the hit of non-preforming loans there seems to be a solvency issue that has come into play. The sub prime loans that were made have hurt more than anything as the numbers of real estate units increased it has somewhat skewed the statistics. Real Estate in the US is … (6 comments)

real estate: "This will increase your Real Estate business" - 12/10/07 11:58 PM
"this will increase your Real Estate business" is the broken record that makes Realtors tune out to sales pitches. The products that are being pushed seldom result in any activity and create a huge learning curve to use the particular product. The only thing that seems to get these people to stop calling is to tell them you have no money. Real Estate agents seem to be the target of marketing trash products that are at best a star dust type scenario. I have the contention that If your product is so good, give a free 6 months trial and if there … (12 comments)

real estate: Kernersville Real Estate Homes - 12/10/07 12:30 AM
Kernersville Real Estate Homes have weathered the storm of the sub prime meltdown. There has been an increase in the number of foreclosure homes in the Kernersville,NC real estate market. The inventory has not reach a huge level as there are still investor that have stepped up to the plate and purchased homes. Some of these homes have reappeared on the market while others are being used for rental investments. Kernersville diverse economy is keeping the real estate market fairly strong and prices of homes are holding steady. There are homes that have been listed for some time and the feed back … (0 comments)

real estate: Kernersville Real Estate Blackberry Blog - 12/08/07 11:42 AM
Kernersville real estate blackberry is a good use of time when your are waiting. Real estate finds us waiting to show homes, doing open houses and down time at home inspections. Calling prospects fills some of this time, but often we run out of numbers and information. Real estate will always be a lead generation business and is getting more gadget imperative. real estate: Kernersville Real Estate Absorption Rate - 12/06/07 03:30 AM
Kernersville Real Estate absorption rate is holding steady. North Carolina seems to be weathering the storm of the so called credit crunch. I have noticed and not be able to extrapolate statistics of homes that sell quickly and real estate that is just sitting on the market. Homes that are priced right seem to move in about 30 days. I generalize this from homes that I have been tracking. Others that I track waiting for the price reduction that is needed stay on the market. Real Estate is a changing dynamic that has not been seen before. The normal cycle of … (0 comments)

real estate: Real Estate Related Services - 12/05/07 12:02 AM
Real Estate related services are the oil of the real estate profession. I always review the contacts and information at this of year. I complied a new list and am trying to consolidate and outline the providers into categories. I am constantly editing my real estate website trying to keep the information updated. Taking the time to do a quick hello and thank you to businesses used during the year will serve you well. I also take the time to touch base with companies I did not use to let them know I am in the business and just did not … (1 comments)

real estate: Real Estate TV shows and the media - 12/04/07 03:42 AM
As I watch Real Estate TV shows and listen to the media I wonder about all the stories that do not get on the air. There are bound to be many situations that are not covered. The goal of the show is to increase the number of viewers and therefore make adds more attractive. Real Estate covers a large continuum and very difficult for consumers. I observe many details that are skipped over as things that would make a huge difference in a transaction. Much the same as the get rich quick schemes of the Real Estate programs for sale, there is … (4 comments)

real estate: Real Estate customer Networking - 12/03/07 02:38 AM
Real Estate customer networking is important during the holidays. There is a balance of touching base, showing you care and reminding customers that you are in the Real Estate business.Remind them that you value their loyalty. Small items of value and Christmas cards are in order during this season. It takes an extended approach beyond this generic items. This is the perfect time to develop the relationship that is so important to keeping real estate and your in the forefront of their mind and thoughts. The thought in this real estate blog is to remind you and myself to be sincere.

real estate: Working Hard in Real Estate - 11/29/07 04:01 AM
Working hard in real estate is sometimes a thankless task. Often clients notice it and the biggest compliment is when they refer you a lead. This is one reason to keep up the hard work and provide excellent real estate service. Preventing problems and issues from coming to the surface is one result and should be explain to clients even after the issue has been resolved. This has always helped in demonstrating the professionalism that real estate agent should adhere to. Reporting the bad news is not always pleasant but seems to help as the process is navigated. Best wishes and thanks to … (3 comments)

real estate: Existing Homes sales and the Real Estate Market - 11/27/07 10:46 PM
Existing Homes sales numbers for the real estate market are going to be announced today. These numbers have traditionally been an indication of the strength of the housing market. With the widespread diversity of local and regional real estate markets I have back off from using this report as a quotable resource. I have had to dig deeper and do a local statistic for the Kernersville,NC real estate market. Interest rates are still around 6 percent for 30 year fixed and this is very good. I would be interested to know how the real estate sales compare for different areas.

real estate: Website Information and the Kernersville Real Estate Market - 11/27/07 12:57 AM
Website Information and the Kernersville Real Estate Market is sometimes over whelming in keeping information current and useful. In reviewing the real estate closings for 2007, I have been compiling the most used information to boil down the fluff from the website. Often there is a hurry up and wait environment. The most important example is getting buyers qualified and having sellers properly prepare homes for sale. I work with several lenders in the Kernersville real estate Triad area that can reassure prospective buyers that there is no obligation to beginning the loan process and put their position strong by being ready to … (0 comments)

real estate: Cyber Monday for Real Estate - 11/26/07 12:28 AM
Cyber Monday for Real Estate was in the news this morning. With the internet and online shopping I have found that Mondays are the best days that I get the most real estate leads that are good quality. Any lead should be view as a good lead. After a weekend of discussion, investigation or at least the beginning of the buying process for homes begins. This is the best time to cultivate and create  top of the mind for customers. A good follow up system that provides helpful and useful information is a must. Also a phone is the best when … (2 comments)

real estate: Kernersville Real Estate Rentals - 11/25/07 12:07 PM
Kernersville Real Estate rentals are getting scarce for renters. Apartments are approaching  100% in Kernersville, NC. Real Estate for consumers with lower credit and higher dept loads is not an option like it has been in the past couple of years. This has created a higher demand for rental properties. The cap rate for investors is rather low in the short term leaving the need for appreciation. It is great that very often a house will create a positive cash flow.  A steady rise in real estate for this area is expected which is great for the long term. Kernersville can … (0 comments)

real estate: Real Estate for horses - 11/23/07 09:37 AM
I am often asked how much real estate do I need for horses. I most often answer one acre of land per horse with shelter for wet times in the Kernersville NC area. From March to October is the the pasture season and after that hay forage feed will be needed. One caution with this one acre is that it can become overgrazed easily. I practice a rotation of pasture allowing fields to rest and regenerate. The acre suggested should be established forage and only count the space that is actually in field. Having trees in the pasture is not bad, … (3 comments)

real estate: Green Roof tops on Homes and Real Estate - 11/22/07 10:35 PM
Green roof tops on homes and Real Estate is a topic that has had my interest for some time. What little I have seen of plants on roofs has been on flat roofs of mainly commercial real estate in downtown type areas. The weight of soil type material and water is a limiting factor that will be the challenge. With limited building experience that I have, I realize there is a functional obsolescences with the design of the traditional homes. A combination of solar panels and improved quality shingles is the approach that is currently being used and accepted as the … (0 comments)

real estate: Recalling Real Estate Blogs - 11/21/07 11:36 PM
Recalling real estate blogs can be overwhelming. Recently I came across a very informative blog of interest. As my mind does not retain like the hard drive of a computer the blog is in cyberspace for me. Through the process of looking for the information I discovered the value of the bookmarking feature. Real Estate can be a mountain of to much information. The secret some times becomes focusing on what is important. The collective knowledge of the blog system is a huge value to the real estate industry in providing customer service. There will be no substitute for real life … (5 comments)

real estate: New home starts in Real Estate - 11/20/07 11:24 AM
Today's real estate news gave an idea of regional strength and weakness. The real estate market of the southeast has been somewhat odd in that from state to state there are specific issues that are influencing the new construction industry. In North Carolina there is still a steady growth with respect to projects that were started and now being completed. It is hard to track the number of developments and the stage they are at. The absorption rate stayed in an equilibrium for the growth of our area and the reaction of builders adjusted well for the real estate market. The … (2 comments)

real estate: Real Estate Website information - 11/19/07 11:33 AM
Real Estate Website information can be an extension of your knowledge and resources.I started using my website as an information data base of vendors and explanation of real estate processes. As calls come in, directing consumers to your website as information increases the confidence level. Especially when driving, pointing clients and friends keeps them in the forefront of the mind as well as giving them the information quickly. The current real estate information on things like plumbers and attorneys will also give a personal resource center. The effect of looking up contact information from ones own site is a reminder on … (1 comments)
