I am putting together a system of mailings to expired listings and FSBOs.  In your opinion will your letters, and system work without the call?  I just want to follow a system that has been proven that does not make me get on the phone and hate my business.

Hey Borino, I just got an ugly email from a past listing agent. She said that the letters that I’m mailing out are very unprofessional and are putting the past agents in a bad light. (This is a quick summary of the nasty email and phone call I got.)
The homeowners are sending these letters to her attention. How do I handle this? Have you had this happen to any other agents? I am using the letters form the Expired Plus. I would love your feedback on this.

So, today was first day of my new expired life! I was beyond pumped to find people bursting at the seams ready to let me list their house. I printed my list this morning, went through them all, found the ones that seemed most possible and researched the phone numbers. After obtaining close to 15 numbers, I was ready to call!! I picked up the phone and the number was disconnected, and so was the next and next and so on. Hi Borino, I just called my very first expired listing today. Let me tell you it was quite exciting but at the same time a little uncertain if I should make the call or not. But I went for it.
It comes out that the owner did not even know that the listing was canceled. He hadn't talked to his agent at all.

Go as far back as you can, even a year or two. Many owners who tried to sell and move in the past will sooner or later try again. Old expireds are often BETTER and EASIER to list. Here is why...

Here is an interesting experiment that will help you get more listings. Researchers went door to door asking homeowners to place a large sign in their front yard that said Drive Carefully. It was big and ugly sign. 17% of the homeowners agreed. A second group of homeowners was asked to place a small 3-inch card in their home. The message was the same - Drive Carefully. If your expired marketing is not generating you leads and listings, I betcha the problem (and an easy fix) is right here:

1. Targeting a dead area with low turnover and/or low demand
