real estate marketing: Calling expired listings - 08/10/13 10:41 PM
I am putting together a system of mailings to expired listings and FSBOs.  In your opinion will your letters, and system work without the call?  I just want to follow a system that has been proven that does not make me get on the phone and hate my business.
~Mike
Orem, Utah
Thanks for the email, Mike. I hear you man, calling strangers on the phone or knocking on their door can be uncomfortable, no question about it. Can you get some expired listings just by mailing and hoping the sellers will call you back? Yes, it's possible with high volume and steady repetition. But it's not … (1 comments)

real estate marketing: Expired Listing Letter Ticks Agent Off - 02/25/13 11:32 PM
Hey Borino, I just got an ugly email from a past listing agent. She said that the letters that I’m mailing out are very unprofessional and are putting the past agents in a bad light. (This is a quick summary of the nasty email and phone call I got.)
The homeowners are sending these letters to her attention. How do I handle this? Have you had this happen to any other agents? I am using the letters form the Expired Plus. I would love your feedback on this.
Joan
Thanks for the email, Joan. Here is my (quite strong) opinion…

real estate marketing: Better CMA - 01/08/13 06:00 AM
"Plan A: You should quit selling real estate. I’m serious. Quit being an agent. Get a job doing something else. Some of you have been waiting to hear that. My pleasure."
That was the advice from the marketing guru Seth Godin during his talk to a large group of agents. Not exactly an inspirational pep talk peppered with words of business wisdom, huh? He continued...
"The ones that are left, that’s YOU, can consider Plan B:
You will not make a living by taking orders, by selling houses the way everyone else does -- and whining is not an option. In … (1 comments)

real estate marketing: First Expired Listing Call - 11/07/12 08:51 PM
Hi Borino, I just called my very first expired listing today. Let me tell you it was quite exciting but at the same time a little uncertain if I should make the call or not. But I went for it.
It comes out that the owner did not even know that the listing was canceled. He hadn't talked to his agent at all.
The seller says he doesn't know what he is going to do. He mentioned that he is thinking of renting the house. It has been vacant for 4 years and the seller lives in another home.
The house … (7 comments)

real estate marketing: Here is the proof... - 06/25/12 10:05 PM
Ryan is a cool guy. A brand-new agent. Here is his first email: "You asked for comments last week and I'm sorry I'm taking till now, but  I can't tell you how much your program is helped me. I've watched all your webinars and followed all your advise. YOU ARE THE BEST! I've been my office's listing leader for this month and just listed two houses this week. A 3rd will sign paperwork this weekend! All expireds.  I'm a totally new agent."~Ryan, Portsmouth VA So I'm thinking, cool! A new agent lands three listings right off the bat. Not too shabby. … (3 comments)

real estate marketing: How far is too far with expireds? - 06/22/12 01:39 AM
Borino, How far back is too far to go for expired listings to market to?~ Mike, RE/MAX

Go as far back as you can, even a year or two. Many owners who tried to sell and move in the past will sooner or later try again. Old expireds are often BETTER and EASIER to list. Here is why...
First, there is less competition. Most agents give up too early in the game. They make a call or two, mail 2-3 pieces of some generic BOOOORING mail junk, and then go on to the next one. This is where good, … (6 comments)

real estate marketing: New agent lists 10 expired listings -- in 10 weeks! - 03/12/12 07:36 AM
What makes this guy different from the rest of the agents? He doesn't have any super-powers. No big marketing budget. No big list of past clients or years of experience -- Gary has been in real estate just 15 months. He is in a very competitive and crowded real estate market with almost 10,000 agents. And yet -- right out of the gate he listed 10 expireds in 10 weeks.
Like you, I was curious how he did it. I chatted with Gary and recorded it for you -- to inspire you and to show you that ANYONE can get good … (6 comments)

real estate marketing: Lights, camera, action... commission! - 03/08/12 01:14 AM
Video is an powerful marketing tool. Google loves it - many of my videos get indexed and show up on page 1 in just a few hours. Also, 2 billion+ views per day on Youtube means plenty of exposure and traffic. And videos are pretty easy to produce and publish. Heck, even an iPhone can now shoot a decent video.
But PLEASE -- DON'T do the usual "welcome to my site" boring clip many agents do. Here are five alternatives to create cool, interesting, and profitable videos: 1. Client testimonials High impact, good marketing message, strong 3-party endorsement - they … (3 comments)

real estate marketing: How to quickly fix your expired listings mailings - 02/20/12 02:58 AM
"Borino, I need your help. I sent 34 letters to expired listings but did not get one phone call. I feel discouraged. What am I doing wrong?"
If your expired marketing is not generating you leads and listings, I betcha the problem (and an easy fix) is right here:

1. Targeting a dead area with low turnover and/or low demand
Make sure you're only targeting neighborhood and price range that is moving. That means good listings, desirable price range, and recent closed transactions. Go only after properties that are in demand and selling. Check your MLS data and only market … (15 comments)

real estate marketing: Praying To The Facebook Gods - 01/19/12 09:37 AM
Facebook has 800,000 million users. Facebook is the next Google. Facebook will make you rich. Right? Right??
We're collecting those precious LIKE clicks, posting relevant, interesting content, sharing videos and tips and updates...
We're Tweeting our LinkedIn about a post on Active Rain to Facebook - hoping that the two sexy buzz words "SOCIAL MEDIA" will finally solve our marketing, advertising and prospecting conundrum. Because it's fast, convenient, and SAFE. Because it beats the usual "conventional" methods, like actually meeting someone and having a conversation.
Well, as it turns out, the social reach is not all that social. Facebook has 'matured' … (4 comments)

real estate marketing: Eleven Expired Listings Listed in 30 Days - 10/03/11 08:18 AM
Brett from Texas sent me a note not that long ago. He was really frustrated with the business:
"It sucks. Thinking about hanging it up. It may just be time to try something else."
But you know, if he really wanted to just give up, he would have -- no need to write to me. So we went to work.
Check out this new short video where Brett and I chat on Skype. We go over what happened, the results he got and what changes he made. I won't ruin it for ya and give away the ending ;) but … (13 comments)

real estate marketing: Call on ad in five minutes - 09/26/11 08:33 PM

We were shooting a new video for you on how to build a sharp-looking ad in minutes to promote your listing or your next open house online. Even if you're not an internet guru or a design wiz. In the video I will actually walk you through the process and we post an ad live. Now here is the kicker....
Not even five minutes after we finished the video we got a call on our 800-line from a potential buyer about the open house -- before I had a chance to delete the ad! Of course I apologized and explained … (14 comments)

real estate marketing: EXPIRED LISTING objection: "Do you have a buyer?" - 09/08/11 04:25 PM
Richie from Keller-Wiliams asks: "I have used the script from the Expired PLUS and I reached a point when I said "If a buyer wanted to pay a good price for your home in the next three weeks would you be still interested in moving?"
The question I received from the expired: "Do you have a buyer for my home?"
Am I being dishonest with the expired listing. How should I handle it?"
You absolutely don't want to be dishonest. Here is how to handle the conversation:
"Here is the truth, Mr. Jones. I don't really know if I have a buyer. I have … (12 comments)

real estate marketing: How to make your Craigslist ads more effective - 09/06/11 11:27 AM
If Craigslist is so popular and so many buyers visit it daily, why do so many agents complain that all they get are junk leads? Or worse, NO leads at all. It's because they commit one or more of the Seven Craigslist Sins.
So before you promote your next Open House or your listing, check out my new video. And you shall go forth and be sin-free ;)  Not to mention you'll get more leads. Enjoy!
