Hopkinton, MA—June, July 2011- This summer, Middlesex Savings Bank will be sponsoring the Hopkinton Community Family Movie Night Series, brought to you by the Parks and Recreation Committee. These free community “drive-in” style movie nights will be held on the Town Common on Friday June 17th and 24th and July 8th and 15th.

There may be hidden benefits in having waited for that perfect home.I feel like some buyers were so anxious for the $8,000. tax credit, especially as time was running out on the April 30 contract deadline, they may have chosen a house based on monetary impetus rather than family needs. I also feel as though in some circumstances the seller's may have been partial beneficiary's of the $8,000. As the clock ticked down there was more competition for the same homes and sales prices were bid up benefiting the seller not the buyer.

If you are thinking of selling or are in the process of selling your MA home, there is a new smoke detector law going into effect on April 5, 20010. 
The new regulations require the use of only photoelectric smoke detectors within 20 feet of kitchen and bathroom containing a shower or a tub, and the use of both a photoelectric and an ionization alarm outside that area (or one unit that contains both types)

The only real criteria for a short sale is - you must have a hardship. you do not necessarily need to be behind in payments to have the bank consider a short sale on your mortgage. If you can't make your payments and have fallen behind because of a hardship, this is what matters- The Hardship.
Short Sale- a short sale is when The lender will accept a payoff which is less money than is owed
What constitutes a hardship
Illness, unable to work
Medical bills
Job loss
reduction in hours or pay
divorce
relocation

Looking at the sales chart we can see good news. Homes are selling (up 13%) & faster (avg. 123 days).
While the avg. & median price is down I believe and recent news articles predict the Boston market may have bottomed out. Supply and demand is coming back in balance

Listings are down
Prices are stabilizing
