All indications are the Hopkinton MA single family market is stabilizing and improving. The volume of sales is up, the median sales price is up, the days it takes to sell is stable and the selling price is 97% of asking price. All favorable signs.

This is just a quick look at the single family market in Hopkinton, so far this year. I am looking at whats on deposit as this information is more up to the minute as opposed to solds which probably went on deposit 60 days earlier

Since 1/1/2009
there have been 13 homes go on deposit - avg 2/week
the median price is $479,000.
the avg. market time (days on market) is 165 days.
There are currently 50 active homes on the market with an avg. asking price of $588,000 and 160 days on market.

2007 Review: Even if you're not following the real estate market, you could not have missed the media blitz telling you- Don't buy a house this year! And of course the collapse of the subprime mortgage industry (predatory lenders were lending money to people they shouldn't have been putting into adjustable rate loans). First of all, those news stories were national generalizations. All real estate is local! (some markets are going up, N.Carolina) Our truth lies in the chart below.  These numbers are pretty much true for any metrowest town. I was curious what segment of the market was more active. Where are buyers coming from and what Price range. Looking at the MLS statistics heres what I found.
Hopkinton active listings total  - 83 homes . On deposit 16 Homes. On deposit as opposed to solds gives me a better picture of whats happening over the past 30 days. Of thes 16 homes 11 are under $450,000. and 5 are over $650,000, and no activity at all from $450-$650,000.

Hopkinton Condo market statistic thru 9/30 2007  2006 vs 2007. The inventory is up by about 25%. The numbers sold is up by 10% while the median saales price and days on market remain flat. This seems to show that while sales have been on par or a little better than last year, inventory seems to be building again. … (0 comments)

Despite all the bad news in the media, people are still buying homes. The chart above indicates the # of homes sold is up slightly over 2006 and inventory is down. Yes the median sales price is down , we all knew there has been a price correction over the past 12 months. The average days on the market is up 10% to 135 days, this is really not that long of a time to sell an avg. $600,000. home
