Think about it- since the market peak in 2005, home price are down about 25%, interest rates are at historic levels- hovering around 5% +/-. with an FHA loan you can buy with as little as 4% down payment and THE GOVERNMENT IS GIVING YOU $8,000. credit !!!!!

market conditions: $15,000 Home Purchase Tax Credit? PLEASE, say it's true!! - 02/07/09 08:46 AM
I have just read that as part of the economic stimulus package, the senate passed an ammendment to create a 10% tax credit on the purchase of a primary residence, with a maximum of $15,000 credit. My understanding is this is for any buyer, not just 1st timers and would replace the current $7,500 credit for 1st timers. Further, the way I read this, unlike the $7,500 credit, it does NOT have to be paid back- a true tax credit. This will be fantastic as a stimulus for many people wanting to buy but sitting on the fence due to uncertainty.

market conditions: Hopkinton MA Condo Market Update 2006 vs 2007 - 02/26/08 05:06 AM
The following chart shows market activity statistics for the full year of 2007 vs 2006
As you can see the number of sales is actually up and the  sales price is quite close to asking. On the % ssold price I tried to show the % from original list price compared to the % from final list price (after price reductions) to sold price. This tells me that when homes are priced too high they sit and when they get to the correct price they sell quickly and close to asking price.

This is a comparison of single family sales in Metrowest using MLS Statistics.
This analysis uses the Towns of Ashland,Hopkinton,Holliston,Southboro,Grafton,Upton & Westboro.
As you can see from this chart the # of sales is actually up, while the Median price is down and days on market is up. Most importantly - houses are selling.
The other key fact is when they are priced correctly they sell very close to asking price 97% on average.

2008 Outlook -Metrowest
The market will remain flat, with similar sales volume to ‘07 and price declines leveling off. Keep in mind that last years sales volume although down 6% from ‘06 was still historically strong. I believe there is a pent up demand of buyers who wanted to buy but based on media reports waited to see if further deep price drops would occur. This has not happened but interest rates have dropped. I think these buyers will get back in the market this spring to take advantage of the low mortgage rates. 2007 Review: Even if you're not following the real estate market, you could not have missed the media blitz telling you- Don't buy a house this year! And of course the collapse of the subprime mortgage industry (predatory lenders were lending money to people they shouldn't have been putting into adjustable rate loans). First of all, those news stories were national generalizations. All real estate is local! This is the sales activity comparing 3rd qtr 2007 vs 3rd qtr 2006
The results are mixed, however its interesting the total number of sold homes is up from 2006. The days on market is up and the median price is down as we expected. The good news is homes are still selling and buyers are still buying. For a move up or 1st time buyer this is a fantastic time to buy. I was curious what segment of the market was more active. Where are buyers coming from and what Price range. Looking at the MLS statistics heres what I found.
 active listings total  - 304 homes . On deposit 48 Homes= an 9 month supply. On deposit as opposed to solds gives me a better picture of whats happening over the past 45 days. the Bay State Commons shopping plaza will start to open in October with the Grand opening of Roche Bros. supermarket on the 28th. Businesses slated to occupy spaces within Bay State Commons include Roche Brothers supermarket, Boston Sports Club, The Paper Store, Claire's, Ted's Montana Grill, Linens-‘n-Things, Stein Mart, TD Banknorth, Stride Rite and a Panera Bread.
