To find out if a property is in foreclosure, you'll need to know the parcel number.
If you don't know the parcel number start at the following link.Link 1 - Get the parcel number
Copy the parcel number, then go to the following link.Link 2 - Check for recorded notices
Enter the parcel number, remove the dashes, then click "detailed data"
Look at the document type.
"Notice of default" or "Breach" indicates the foreclosure process has begun.  Unless the default is cured, a "notice of trustee sale" will most likely be filed in about 3 months.

Well, I continue to show them and write offers on them, because it's important to me to do everything I can do to get the best house at the best price for my clients even if it is a "long shot".  (By long shot, I'm referring to getting the bank to approve the short sale.  I usually do not advocate "low-balling", but I'll save that for another post.)

Some homeowners are buying new homes only to let their current home go into foreclosure.  They may be able to buy a better home and have a lower payment than the home they currently feel "stuck" with because they're $200,000 upside-down.
So while their credit is still good they buy another home and then try to short sale or just walk away from the first home.  Should they keep paying $3500 a month when they can pay $2500 for what might be a nicer home?  Is it fraud or just a good business decision?

Recently, this question has come up from Realtors and clients alike.  Many Realtors refuse to show "short sale" homes because they can be a huge hassle for the Realtor and extremely discouraging for the home buyer.  (I will save my opinions about why they are such a hassle and why the banks are pretty much shooting themselves in the foot when it comes to short sales for another blog.)  I have considered making it policy not to show short sales, but decided that my job is to educate my buyers and let them make the decision about whether or not … (4 comments)
