There were 108 sales in the "East" MLS area of Colorado Springs for August of 2017. This is up 64% from the Feb low of just 66 home sales but off 10% from its high in June of 120 sales. We feel like the 10% decrease has more to do with normal seasonal slowing in conjunction with lack of inventory.

July of 2017 was another great month for Real Estate sales in the East Colorado Springs area. East Colorado Springs neighborhoods like Village Seven, Rustic Hills, Old Farm and Villa Loma have become very popular. These areas tend to have mature landscaping and the growth we've seen in the neighboring powers corridor have put this area in proximity to a lot of amenities.

All in all September was not a stellar month for the east side of Colorado Springs. Having said that this area seems to be falling into a consistency that might be described as the new normal. Prices are stabilizing as are number of sales and days on market. This area seems to be falling into a predictable pattern.

The numbers for the east side of Colorado Springs looked pretty much the same in August as they did in July. Most of the homes in this area fall well below the Jumbo rate and squarley in the government financing price point. So, given that fact we should not be surprised that this area fared well.

Colorado Springs' East side had a healthy July. Although the volume of transactions is down, the median and average sales prices are holding steady. The really good news comes from the Days on Market Category, this number is down to 58 days, just under two months.
Additionally, the East MLS area has a six month inventory of available homes. Conventional Real Estate wisdom states that anything greater than 6 months is a buyers market.
