The Colorado Division of Housing released their 2nd Quarter Foreclosure Report detailing the sales and filings of Colorado Foreclosures - and the data is great news for the state's housing market! Foreclosure filings are at 10 year lows and completed sales are even lower.
The entire report is worth looking at here, but here are some of the highlights:
Year-over-year foreclosure filings fell 49.9 percent Year-over-year completed foreclosures (sales) fell 29.8 percent Colorado Foreclosure Filings are at a 10 year low Foreclosure Sales are also at a 10 year low This graph highlights the improvement we have been seeing in the market:

The most desirable homes are selling in days - not months or weeks, and much of this is due to the incredibly low inventory of available homes (roughly half of what was on the market just 3 years ago).

The number of available Colorado Springs foreclosures has continued to decrease over the past several months. With city wide inventory levels dropping, the competition for these foreclosures has continued to heat up and most homes are receiving multiple bids.
Colorado Springs HUD homes allow buyers a 10 day period to view the home and submit bids. After those initial 10 days, HUD will accept the "best" bid and move forward. If there is not bid that HUD accepts, these homes go into a 24 hour bidding period where bids are accepted each day.

Some very positive news came out today from the Colorado Division of Housing regarding Colorado Bank Owned homes. Foreclosure filings for May of 2013 were half of what they were in May of 2012. On top of that, auction sales of Colorado foreclosures fell by nearly 25% as well.
This marks the lowest level for foreclosure filings in Colorado since 2007 and mirrors what our team has been experiencing across the front range as we struggle to find homes for our buyers.

The market for Colorado bank owned homes is shrinking in a big way. The latest numbers from the Colorado Division of Housing are out showing a 41% drop in statewide foreclosure filings and a 30% drop in completed foreclosures. These numbers are big and represent the rapidly shifting state wide housing market.
We've seen the numbers for Denver foreclosures and Colorado Springs foreclosures declining, but we were not expecting numbers this dramatic. Rising home values and the improved short sale processes have all contributed to helping at risk homeowners sell their homes with less trouble. We'll see what the second quarter holds.
