blog: How Credit Can Affect Your Ability to Get a Mortgage with a Great Rate - 08/01/12 11:23 PM
It is more important than ever to have a good credit rating. Having good credit is what gets you in the door to receiving a mortgage and a very high credit score will get you amazing mortgage rates. It is a known fact that having a high credit score is an extreme benefit to anyone looking to obtain a mortgage.   A lot of people know this, but they aren't sure what a credit score is, or how they can improve it.  Hopefully I can provide some basic information that will help.
Credit scores typically range from 300 to 850 (the … (0 comments)

blog: Evolving my real estate business with the HomeFinder.com Makeover - 07/27/12 01:01 PM

Preparing for the Change:
"Change" is something people throw around quite often (especially new years, right?).  Whether its: I'm going to "change" my weight, or I'm going to "change" my relationship, or "change" my job, or etc etc.  It's a popular theme for sure.  So much so that is almost easy to overlook change when it is just something you say.  It's an entirely different thing to actually change.
If I'm really, truly committed to changing something I'm going to have to start from the beginning.  It can't get anymore rudimentary than what it truly means to change...strait from dictionary.com … (3 comments)

blog: Improving Real Estate Market in Columbus, Ohio, HOW ABOUT YOURS??!!?? - 07/10/12 01:16 AM
Things are different...things are weird.  I've had a few listings in a row that sold before I even had time to get them on tour factory or Active Rain.  I learned my lesson and put my latest listing on these two sites right away.  Already 4 showings in just a couple of days with more scheduled.  I even recently put a 380 acre tract of farm land in contract.
I say this not to be cocky or celebrant about these sales.  It is more due to my complete and utter jubilation of the improving real estate market in Columbus, Ohio.  So … (0 comments)

blog: Cabela's Coming Along Fast at Polaris! - 07/05/12 02:51 AM
I was driving by the Cabela's construction site today and couldn't believe how fast it is coming along.  In the same drive I also noticed that the old Great Indoors has some construction vehicles parked by it.  Guessing they are getting ready to knock it down, or at least part of it.  I'm hearing they want to do more outdoor space.
Also, there are some heavy rumors that IKEA will be coming in the near future to the area that was formerly the Polaris Amphitheater.  At this point I have no official confirmations, but there is definitely something going on there … (0 comments)

Its All About the Benjamins: Guide to crafting a real estate marketing budget on $500 per month
Many Realtors don't understand the importance of building a marketing budget to help grow their business.  Real Estate requires excellent salesmanship, local knowledge, and hard work.  However, even with all of these attributes, there is no one to translate those qualities too if you don't have  consistent leads going into your pipeline.
ActiveRain was gracious enough to supply us with a summary of what the average real estate agent spends their money on.  I spent a lot of time crafting my budget, and … (6 comments)

blog: Give me Google Apps, Give me an iPad, and I can sell your house! - 06/28/12 01:02 PM

"Yes, I love technology..."
A Realtor starting up in the 21st century has so many technology options it can be overwhelming.  So much so that there are literally people out there making thousands of dollars just telling Realtors what works and what doesn't.  Lets face it, it isn't easy to get started, but once you find technology that works it can completely change your business, time management, and productivity (hopefully for the better).
About a year and a half ago I started my own real estate brokerage.  I found out pretty quickly that a lot of the things the … (3 comments)

blog: Why Property Management is Important - 05/25/12 10:12 PM
Why Property Management is Important for Real Estate Investors and Condo Associations
Owning and renting properties can be rather stressful on people. The constant watching over and answering tenants needs, the worrying about and dealing with bad tenants, and overall care for the property. This is why some owners begin to neglect property management. They would prefer to have an easier, more relaxing life than worry about everything going on. This is a huge mistake, though, and can cost the owner a lot of money and even loss of good tenants.
Property management is basically ensuring that everything is in tip … (11 comments)

blog: Identifying problems, creating solutions: a day in the life of a Realtor - 05/24/12 07:39 AM

The first thing you learn in real estate, is that you can pretty much throw out 90% of what you just learned in all of those classes you took to get your license.  The second, is that part of the reason you can throw it out, is because no deal will EVER be perfect.
Part of being a great real estate agent is helping clients through potential pitfalls, warding off panic, and providing solutions.  After all, the ability to problem solve should be part of the value a Realtor brings to the table.  Here is a situation I encountered, … (30 comments)

blog: Real Estate, America's Rockin Roller Coast! - 05/24/12 03:33 AM
Being in real estate for 8 years now and continuing to go through the ups and downs is making me realize that a career in real estate may be the biggest roller coaster ride possible.  The highs can be wonderful, and the lows can be a bigger drop than the Magnum at Cedar Point.  This is meant to be quick shout out to those that are currently at the bottom, and need some help up!
Every Realtor, Broker, Mortgage banker, and real estate investor out there has  had at least one morning when they wake up and think that they should … (0 comments)

blog: Get off the edge, the time to buy property is now! - 05/23/12 01:07 PM
Real Estate in Columbus Ohio
The Columbus real estate market has undergone significant changes over the past decade as the economic conditions that have plagued the US since the collapse of the housing market has also affected Ohio as well. For those interested in purchasing a new home, settling into condos or those with plans of real estate investment, there are already changes taking place that will definitely affect your decision to purchase a property in the near future.
The housing collapse of 2008 was caused by a series of events coming together at the same time. Essentially, too many new … (1 comments)

blog: Race for the Cure: rousing, inspirational, and just plain awesome! - 05/19/12 02:00 AM
This morning in Columbus, Ohio we had our annual Race for the Cure event.  I have personally "slept in for the cure" many times, but this was my first time participating in the 5k run.  My only regret when I finished was that I have squandered the opportunity to partake in past events.  It was one of the more electric environments I have ever been a part of.  Seeing all of the people either directly effected by the disease, or just there to help was absolutely incredible!
My girlfriend and I decided that we would run together, and I am … (2 comments)

blog: Jumping head first into real estate - 05/17/12 12:26 AM
As I venture forth in Activerain bootcamp I was asked to identify why I got into real estate.  As I pondered the question, the more interesting it became.  The real answer is, "I don't know!".  It wasn't as if I have some long family history, or that I even admired someone like Donald Trump.
I suppose you could say that my timing with real estate was perfect or terrible depending how you look at it.  In 2003 I was looking to fill out my course load at Ohio University and ended up tagging along with a buddy to Real Estate … (20 comments)

blog: THE COUNTERBALANCE THEORY OF REAL ESTATE - 03/07/12 03:08 AM
Recently I took a newly wed couple around the Polaris and Lewis Center area that was looking for something in the $150,000 to $160,000 price range.  They had cleary been searching and driving around on their own.  I quickly realized they had specific neighborhoods and new developments in their minds that seemed more appealing than the ones I had showed them.
I politely explained to them the four factors that determine the type of property they will be able to purchase.  If they wanted a nicer neighborhood, they were going to have to adjust their price or other factors that they had … (1 comments)

blog: How a Realtor that has been through the boom and the bust can benefit their clients - 03/03/12 01:46 AM
I can remember studying real estate at Ohio University from 2000-2004.  This was of course during the real estate boom and everyone was as optimistic as can be.  I even decided to get into the real estate investment business myself as a college student.  It was amazingly simple by today's standards:
step 1) Pick a property (didn't matter what condition/price it was in right?  The market was going up up up!)
step 2) Go to the bank and ask for a loan (didn't matter I was a college student with no money, No problem!)
step 3) Get rent to cover mortgage, … (2 comments)

blog: Misconception and Greed Cloud the Expectations of a New Agent - 02/28/12 05:04 AM
Creating Better Real Estate Careers for New Agents A high failure rate for new agents in real estate is nothing new, but it seems to be getting worse over time.  Even as market conditions have declined, new agents seem to come into the field thinking they will become a combination of Vinny Chase and Donald Trump overnight.  Some kind of millionaire/celebrity/realtor blend that everyone is going to come running to, with a check in their hand ready to buy real estate.
Consider a Career with Core Ohio Realty Advisors In the process of trying to grow my new brokerage I have … (0 comments)

blog: The Polaris area in Columbus, Ohio- a seemingly unstoppable force! - 02/24/12 11:11 PM
The Polaris Area, in Columbus OH near Lewis Center
I have lived in the Polaris area for the last 8 years, so perhaps my view is somewhat biased, but the continued growth of this area is absolutely astonishing.  I can remember coming to this area while a freshman in college to see concerts at the then “Polaris Amphitheatre”.  Around it were two hotels,  Max & Ermas, Wendy’s, a few office buildings and a couple of gas stations.  By the time I was a senor in college there were new office buildings, a gluttony of restaurants, a giant mall, Target, Best … (1 comments)
