MHDC Loans for Foreclosed Homes

MHDC is a powerful tool for a Qualified First Time Buyer in Missouri. I have written several other posts regarding the benefits and qualification guidelines for MHDC. This post will focus on MHDC Loan being used as a strategy to purchase a foreclosed home. The MHDC rules allow a buyer to purchase a foreclosure. That is the good news. The challenge is with the seller. Often the seller of a foreclosed home is an out of town bank or out of town lender. These out of town sellers may not be aware of the exact condition of the property. Most of the time the seller of a foreclosure does not have the time or resources (contractor relationships, etc.) to manage reparis or improvements to a home. For this reason most foreclosures are sold "As Is". The seller does not want to repair, fix or upgrade anything. While this is not true every time, it is quite common. With this concept in mind, most buyers utilizing MHDC assistance also use FHA as the base loan. FHA will require an appraisal by a qualified appraiser. If this appraiser finds items in the home that need to be fixed (particularly problems that may be related to safety and health) then the process becomes a challenge. FHA's requirement to fix items in house overrules the "As Is" clause in the contract. I have had cases where the buyer would like to waive the FHA requirement to fix items noted in the FHA appraisal. In those cases, unfortunately, the FHA requirement to fix the items stays in place. Basically, if FHA says that items A, B, and C must be fixed, then A, B, and C have to be fixed - or FHA will not provide financing. There are several mortgage strategies which help in this situation. It is also a great idea to find out if the seller will accept FHA financing before writing a sale contract. Over the past 3 years the sellers of foreclosed homes are loosening up on fixing a few minor items, but big items are generally not being fixed. MHDC - First Time Buyer ProgramMHDC's Missouri First Place Loan program gives qualified first-time homebuyers and qualified veterans extra assistance to purchase a home. The interest rates provided by MHDC are competitive and MHDC offers options that assist a buyer with the down payment. This assistance is known as the MHDC Cash Assistance Program (CAP). The Cash Assistance Loans may be applied at closing to a portion of the down payment, closing costs, prepaid taxes, insurance premiums and other loan expenses. It is common for the First Time MHDC Buyer to apply the CAP toward the down payment and ask the seller to pay some, or all, of the buyers closing costs. Please see my earlier posts for ideas and limits on this concept. The table below summarizes MHDC First Place Programs: •· Cash Assistance Loan (CAL) provides cash assistance to first-time homebuyers for down payment and closing costs. •· Non Cash Assistance Loan (Non CAL) provides first-time homebuyers who do not need down payment and closing cost assistance a lower interest rate. •· Refinance Loan Program is a temporary program available for the refinance of subprime loans. Eligible Borrowers The total gross annual household income for all residents living, or intending to live, in the home, age 18 or older, must be within the limits established for household income. There are a few exceptions to this general rule. For example, if a child living in a home is a student and also earns income via a part time job, this income is often excluded from the MHDC maximum income limit. Please call me for details on this important topic. Total gross annual household income is calculated using all sources of income including, but not limited to; wages, overtime, bonuses, child support, alimony, commissions and earnings from a second job, business and investments. Only first-time homebuyers and qualified veterans may participate in the program. A qualified first-time homebuyer (and spouse) cannot have had an ownership interest in a primary residence for the past three years. Exceptions: There are a few exceptions to the first time buyer requirement for MHDC. Homebuyers who wish to use the MHDC program do not have to be first time buyers if they purchase homes in target areas. Please call me for a list of target areas. Eligible Properties MHDC has a maximum sale price limit for participation in the program. In addition to this, MHDC will only lend on the following types of homes: •· Single-Family Detached •· Duplexes - provided one unit is owner-occupied and the units are at least 5 years old •· Semi-Detached •· Condominium •· Town home •· Modular or manufactured housing, permanently attached to a foundation, excluding mobile homes

MHDC Missouri First Time Buyer Loan with Co-Signor - Easy to Qualify!!

I was recently asked about obtaining a First Time Buyer Loan in Missouri ( MHDC) in situations where there is not enough income from the buyers to qualify. There is help in many cases!!! In a previous post I listed current ( as of May 2011) maximum income limits for MHDC. A common concern is that adding a Non-Occupying Co-Signor ( such as a parent, grandparent or sibling) will push the qualifying income over the MHDC Income Limits. The GREAT news is that MHDC does not count the income of the Non-Occupying Co-Signors toward the MHDC Limit. The Co-Signor's income helps for the main 1st mortgage loan ( usually a FHA 96.5% 1st Mortgage) but does not hurt the MHDC qualification. So, GO GET THAT HOME !!! I am happy to talk to any Co-Signor to answer questions and decrease any fear they may have. FHA Qualification with Co-Borrowers Part 1

Many buyers with decent or even good credit need a little extra help qualifying for a home loan. In many cases FHA has a GREAT solution to help! FHA will allow a Co-Borrower to join the loan for qualification purposes, even if the Co-Borrower does not live in the home! The fact that the co-borrower does not have to live in the home for an FHA Loan is an advantage that most other (low interest rate) loan categories do not allow. Later in this article I will describe the guidelines and qualifications for this. For now, it is good to know that FHA leans toward YES for non-occupying Co-Borrowers whereas Conventional and VA guidelines make it extremely hard to qualify for the same exact situation. Now that we know that FHA has a good solution for many buyers, lets lay out the situations where this makes sense: Often FHA qualification guidelines will not count portions of a buyer's income (such as commission or bonus income) if the buyer is a new employee. From a common sense standpoint we know that there is enough income to comfortably make the monthly payments - but we can't count this income at this moment. Sometimes a buyer knows that their income will be increasing over the next year or two. Examples of this include medical doctors finishing a modestly paid internship in the next year or two - after which their income will increase substantially. Another common use for a non-occupying co-borrower on a FHA loan is when a spouse ( or fiance) is finishing their degree and do not have income that can be counted for qualification. They may have a job waiting for them 6 months from now, but we can't count this future income at this point in time. It is not at all uncommon for a non-occupying Co-Borrower to be utilized in a divorce situation. I have helped many families over the past 20 years where a mother ( or father) is re-entering the workforce (post divorce) after having a substantial gap in employment to raise children. A non-occupying Co-Borrower works great! Another great use for this concept involves maintenance income. Sometimes FHA loan qualification guidelines do not allow very new maintenance income to be counted right away. Family members will often step in as a Co-Borrower. There are many other situations where non-occupying Co-Borrowers makes good sense. In all of these situations the main Borrower receives the SAME LOW RATE as if they were qualifying by themselves. No Penalties Here!!! First Time Buyers may also receive FULL MHDC First Time Buyer Cash Assistance with this concept (although we will consider this as a co-signor instead of co-borrower in most of these situations - please call me for details on this concept). In my next post I will describe FHA Qualification Guidelines regarding who can be used ( and also who can NOT be utilized) as a Non Occupying Co-Borrower. There are a few loopholes here that can often be used to help a Buyer.

2011 Cash Assistance Guidelines for Missouri's First Time Buyer Loan - MHDC FHA Down Payment Assistance

The State of Missouri has a GREAT First Time Buyer benefit. This program is know as MHDC ( Missouri Housing Development Commission). Among the benefits of MHDC are: Cash Assistance for a buyer's down payment Easy Income and Credit Qualifications compared to most other loans Low Fees compared to most other loans Allows the home seller to pay most ( or sometimes all) closing costs for the buyer Allows a gift from a qualified family member for any remaining funds needed for closing. Each year MHDC adjusts the purchase price limit and income limit for participation in this great home buying loan option. As of May 2011 the following tables show these limits. Please note that these limits can change over time. Please feel free to call me for the most current qualification limits and to answer general MHDC questions.

* Certain geographic areas have expanded limits and easier guidelines. MHDC's goal is to promote home ownership in areas that have had economic distress in the past. This is a great tool and I am happy to assist. Think of these relaxed limits as an extra bonus. Please call me for information about these target areas and the program enhancements associated with target areas. The following table describes income limits. In order to qualify for MHDC Cash Assistance, the income for the household must be at or below these amounts. It is important to know that MHDC counts all of the income for all occupants of the house that are over 18 years old. MHDC will generally count the income of all home occupants - even if they are not on the loan or sale contract. There is one exception to this rule. If the household has a student who is also working, that income can generally be excluded from the income limit. We will need proof of enrollment, such as transcripts or letters from a school guidance counselor. I work very hard to give every possible benefit to clients who are interested in MHDC's First Time Buyer Loan!
