Use Caution when buying new construction and planning for a tax credit.
Agents protect you buyers when purchasing a new construction home and planning to take advantage of the tax Credit. 
I would get it in writing that the builder will have the home closed in time for your buyer to get there tax credit. I have heard that Omaha's largest builder (Hearthstone Homes) has sold so many homes in the last 30-60 days they may have to start informing buyers that they can not complete there new home in time to get it closed for the tax credit.

If you you or someone you know is able to buy a home or has been thinking about it.  NOW IS THE TIME. Is this the best it is going to get no body knows that for sure, but it is arguably the best time there has been in a long time.  The inventory is just starting to come down which means there is a good chance that the prices will start to go up soon and money is cheap.  A few years ago we could have only dreamed of buying a house with a mortgage rate below 5% with no points.

nebraska real estate: Nebraska rates number 48 in foreclosures down 70% from first Qtr last year - 04/18/09 06:22 AM
Great news for Nebraska real estate.  Nebraska is rated number 48 of the 50 states in foreclosures down 71% from 1st quarter last year and down 29% from fourth quarter.  This is great news for real sellers.  The less foreclosure homes on the market the sooner home values will start to rebound.
