In 2013, 30 of those homes changed hands. I've included two lists, sorted by price and by address, below, showing the particulars of each sale.
There are four homes for sale in the Chandler Quadrangle now (February 25, 2014). That's pretty low, suggesting correctly that properly prepared, properly priced homes are attracting willing and able buyers to this attractive and popular area. There are few properties for sale, and there are prepared buyers in the market, pre-approvals in hand, looking for the right property when it hits the market.

For the purposes of the contest, I'm not the star of this video, either as best actor or actress. My supporting role is off-screen. (Time off from real estate is one of the main reasons to do real estate in the first place.)
It is music like this that revolves around my soul. It is the inspiration, if not the source, of everything else in my life, personal, professional and social. If you took away the music, my life would be far, far less satisfying.
Music isn't my professional life: real estate is. But my personal life is dominated by music. Buddy Miller entered my life when he joined Emmylou Harris. Emmylou brought Buddy into the spotlight from his prior lifestyle of clubs and bars. I first saw Emmylou when I was 12 in a bar in Virginia, not far from our childhood homes. What has evolved since then doesn't fit very well in a public blog, mostly because it's not really for public consumption. It's hard to say how these performers have fit into, and made, my life, and helped me feel whole and happy. That's mostly because they've been so consuming. It would be like picking your favorite flower from a botanical garden, or even trying to describe the power of flowers in a life of horticulture. For me is music culture.
Here's something. After I got divorced and became a Realtor, I moved to Nashville for a year, rehabbing an old house and going to legendary stages like the Ryman, the Opry, the Exit/In and, especially, and several times a week, The Station Inn. The last one is the prime nightly bluegrass stage in the nation. If I had to pick a single genre that is at the center of my musical smorgasbord, it's bluegrass. There just ain't no pickers no better. The level of musicality is insanely high. While symphony members can read music and play just about anything the first time they see it, bluegrass musicians can take just about any melody they hear, replicate it and improvise from it the first time they hear it. It gets better every time they play a tune. Old standards are like lotus flowers, constantly opening new variations as the petals mature. Tunes that Buddy plays, like That's How I Got to Memphis, or the one presented here, also get better with age, maturing like fine wine.
Now, how does all that fit into my professional life? Well, I like being in real estate for many reasons but, at the most basic, it's a good way to support my other habits. I don't have bad habits anymore, but I do have expensive ones, and I have time-consuming ones. Real estate gives me a great way to have enough time and money to enjoy the music. Roll away. Don't fade away. Bring on the night.
This was from my most recent vacation: a very special annual singer/songwriter cruise in the Caribbean called Cayamo. It doesn't matter to me at which ports the ship docks; it's all about the 24/7 music. Enjoy.

The homes that are selling have been on the market for a short period of time, but have still sold for only 90% of their original asking price, suggesting that the sellers who succeeded in selling were motivated to sell now, in the winter months, and may have realized that their "late-summer pricing" wasn't generating buyer interest. No home that sold was on the market for seven months, and most sold in less than five months.
Buyers are paying more to buy in Scituate than they were last year. With many homes under agreement, total sales activity has been high, and the supply of homes is tightening somewhat.

The averages and medians are holding steady or improving, to sellers' advantage, slightly.
After averaging out the monthly variations, buyers are still paying about what they have been willing to pay for a Hingham home for the past couple of years. Until more properties come on the market, though, they won't have much time to decide: sales activity has been high, and the supply of homes is tight.

The most significant transaction was 5 Bare Cove Lane, Hingham, which had been on the market for a year and a half. Originally priced for $10.8 million, it sold for $7.15 million.
Square footage, average sales prices and price per square foot were all continue to log very healthy, robust numbers, both year-over-year and in January. The sector is healthy and attractive to buyers.
The luxury sector represents the top 10% of homes by price in the South Shore Massachusetts real estate market: homes with a sales price of $1.25 million or more. The towns include Cohasset, Duxbury, Hingham, Kingston, Marshfield, Norwell, Pembroke, Plymouth and Scituate.

Now, I wouldn't go on an ordinary cruise. This is no ordinary cruise.
Cayamo is music 24/7. The musicians this year include Lyle Lovett, Brandi Carlile, Kris Kristofferson, Ricky Skaggs, Buddy Miller, Todd Snider, Jim Lauderdale, David Bromberg, Chuck Cannon, Kat Edmonson, Elephant Revival and about twenty other acts.
&lt;img src="https://activerain.com/image_store/uploads/agents/bradmackenzie/files/romance_suite.jpg" style="margin:3px 8px;float: right;"&gt;Past years when I've been on the cruise have included Emmylou Harris, John Prine, Patty Griffin, Nancy Griffith, John Hiatt, Steve Earle, Shawn Colvin and a lot more.
The main acts perform concerts at night. Three shows while the other 2/3s of the passengers eat dinner. (No act performs three times in the same night! This isn't Memphis!)
There are stages everywhere around the ship. We do stop at ports, but many people don't even bother to get off. What's better than the ship's attractions?

Here's a very helpful graph! It shows how Duxbury home prices climbed in the early years of the last decade, topped out in 2005, and then declined to their 2002 levels in 2010, and have remained in a narrow price band for the last three years.
What's important for homeowners to notice and, hopefully, take to heart, is that the prices home buyers paid between 2003 and 2008 were abnormally high. Even from today's price levels, the median price paid per square foot would have to increase 15-25% to begin to reach the exaggerated prices paid at the height of the boom.
There is quite a bit of hope and anticipation that such an increase is imminent! In certain towns on the South Shore, and in certain months, there have been indications that buyers are more willing to pay higher prices. At the same time, it is very clear that homeowners who list their homes at prices above the current market are not able to sell their homes at all.
That may sound like the normal reality that overpriced homes don't sell, but what I'm driving at is that there aren't many buyers who are stepping over the line of current value and stretching into an area where they are paying more now in the hopes that future price appreciation will bail them out.
We certainly saw that kind of speculation and expectation in the middle of the last decade, when people were very willing to overpay because the house they were buying would be worth more tomorrow. In the stock market, that delusion is called the "greater fool theory": even if I am being foolish today, there will always be a greater fool who will buy from me at a higher price tomorrow. As with every other boom, the cycle ends with a bust, and some people find out, too late, that they were the greatest fool.
Today, I hope that we continue to have a strong and steady market, buttressed by reasonable Federal Reserve and lending policies, a strong economy, competent legislation on issues like flood insurance, and relatively few external shocks to the housing market. In that environment, prices should remain strong and rise slowly, giving both buyers and sellers the confidence they need to make rational, long-term decisions that benefit themselves and the economy as a whole.

      <title>Community Guidelines</title>
      <description>For this month's contest, I re-read the Community Guidelines.
&lt;img src="https://activerain.com/image_store/uploads/agents/bradmackenzie/files/Geodesic%20sphere%20and%20its%20dual.gif" style="margin:5px 8px;float: right;"&gt;I believe in these guidelines. I like them. I honor them, and I've e-met a lot of you who also honor them.
I don't have a whole lot to say about them, but I would like to share a few impressions.
First, I have yet to see a Fair Housing violation on AR. Now, there must be a few of those somewhere, sometime, but I read a fair number of posts, even if I don't comment on every single one I read, and I'm almost surprised, in retrospect, that no FH issues have ever popped up at me.
I'm pretty sensitive to that in MLS listings. It happens all the time there!  (And nothing ever gets done about it, either!)
Second, I am very, very happy to have a place outside of my office and my corporate firm where I can voice my opinions and listen to yours without a lot of judgment or hate mail. Okay, no hate mail, and just a little bit of judgment! (You judgers know who you are!  Kidding [names omitted to protect the guilty]!)
Lastly, it occurs to me that most everyone who posts regularly on here leads by example and posts from the spirit of the Weltanshauung without needing a lecture or even re-reading the principles. They really are common sense, but that is a quality often sorely in short supply in our modern, atomized and somewhat anonymous e-world.
So I'm really proud, honored and glad to be part of our community, even though all it took to join was a subscription. Also, let's face it, it's nice to have part of my daily work be noticed and commented on by someone (!), even if I can't be sure my ultimate clients are going to notice!

Norwell, Massachusetts, has become a surging little market on the South Shore over the past year. December was better than a year ago, and all the numbers have been moving in the direction of sellers' advantage most of the year.
Many market watchers and professional participants expect a substantial number of homes to come on the market this spring but, for the time being, there aren't many available. With sales happening promptly and at higher prices (and higher prices per square foot), sellers are in a strong position.
Buyers with a pre-approval in hand will be in a good position to act, if they act promptly, when a home they are interested in purchasing comes on the market.
