Here's a very helpful graph! It shows how Duxbury home prices climbed in the early years of the last decade, topped out in 2005, and then declined to their 2002 levels in 2010, and have remained in a narrow price band for the last three years. What's important for homeowners to notice and, hopefully, take to heart, is that the prices home buyers paid between 2003 and 2008 were abnormally high. We've had a bit of a snowstorm here, in case you haven't heard. Some people are saying that, as a storm, it's a bit disappointing even: not really a snow "event"! The sun has poked through here. taking the edge off of the cold. Driveways are getting plowed out, and the snow has stopped. So the kids need to get out of the house! It's a school snow day. In Scituate, on All Hallow's Eve, start your trick-or-treating where everyone goes: the shops at Scituate Harbor! The retailers put on an awesome Halloween party for the town. The harbor streets are closed to cars from 4:00 - 5:30 or 6:00 p.m. and all the storekeepers hand out candy. If you haven't had enough by 6:00, it's time to troll a neighborhood. The consensus is that the best neighborhood for children to go trick-or-treating in Scituate is Minot.
The votes are in! The best neighborhood for children to go trick-or-treating in Duxbury is, hands-down, Weston Farms! Open the door and come on in, dear ones! Simmons Drive is the main road through Weston Farms. It has two entrances off Route 139, just west of Route 3A. Simmons Drive presents some obvious advantages for candy gatherers. Parking on the roadside is easy and safe. There are three cul-de-sacs on Rachael's Lane, Windy Hill Lane and Orchard Lane. The houses are fairly close together!! When your home is for sale, it becomes more than your home. It's a commodity that has to compete with other homes in the complex real estate market place. Flood zones, FEMA maps and Massachusetts flood insurance There are a lot of scary stories floating around in the media these days about flood insurance and crazy increases in insurance premiums. Much of this is exaggerated because the media is into scaring and shocking people so they'll watch or read the news. Even a story like this one from the Boston Globe that tries to be balanced can, at this point, seem scary because people are either genuinely unsure about what will happen or flipping out about what they think is happening!

Right now, in our market, the data is pretty darn clear: If you price your home 5% or more too high, you won't get a deal, and you may not get any offers.
Lots of homes are selling quickly for a sales price within 5% of their most recent asking price. Sometimes that asking price is for homes that are brand new to the market; sometimes that price is the last asking price after a price reduction. Either way, when a seller's price is within 5% of buyers' perceived value, the house sells. In competitive price ranges, buyers are showing (13 comments)
