In the South Shore, Massachusetts, condo market, average prices were higher in November because of three million-dollar sales. In the 12 months prior to November, only 13 million-dollar sales had closed. Condos are selling in all price ranges, with sales outpacing new offerings. While the price paid per square foot is about what it has been for the last year, eight of 38 sales were at or above the original asking price, and 23 of the sales were within 5% of the original asking price. In Norwell, Massachusetts, sales have slowed, and last month's average sale price was low compared to the trend. The prices paid per square foot were below trend also. Surging prices this summer have been offset now in the slower winter months. With a small inventory, sellers remain in a strong position, but note that most of the recent sales came from homes that had been on the market for only a few months. Buyers with a pre-approval in hand will be in a good position to act when a properly-priced home they are interested in purchasing comes on the market.

In Hingham, the real estate market remains quite warm, with statistics returning to their trend levels after unusual conditions last month. Prices, both sales prices and prices paid per square foot, are up about 10% since last year at this time. Sales are steady. No home that sold was on the market for seven months, and most sold in less than five months.

Home sales in Cohasset, Massachusetts, are humming right along. Cohasset has seen a very large increase in average prices, as high-value homes have begun to sell, rapidly, this year. 
Half the closed sales were for more than $1 million. Some very large homes sold, at very substantial prices per square foot. These are quick sales, with no sale taking longer than a year, and most in less than three months.

In Plymouth, Massachusetts, sales are steady compared to last November, but prices and the number of sales have risen slightly year-over-year.
While November's data shows higher-than-average monthly increases, but when we look over a few more months of data, prices would seem to be up about 5% or so, year-over-year, and the number of sales is up by about the same percentage. Quite a few homes are selling for more than $200 per square foot. There are few bidding wars, and no full price sales, but homes are selling steadily and fairly quickly overall.

Here's an interesting chart. Duxury prices never went below their 2002 levels, on a per square foot basis, and have been meandering around that level for the past three or four years. Our town has a median price above $600,000. That's been pretty steady for the past few years also.

There were some quick sales, but there were also four sales that took 330 days or longer.
