Here's a brief summary market report showing South Shore Sales and Median Prices for selected towns, and comparing March 2013 with the same month last year.
In summary, sales were down year-over-year in a month that was shortened by a massive blizzard, while sales prices were up slightly. 
As you've undoubtedly heard in the news, there are urban metropolitan markets across the country with low numbers of homes for sale ("inventory", in Realtor jargon) and lots of buyers, and this is forcing prices up substantially. Five streets meet at Hall's Corner in Duxbury. They join at a central island with a flag pole. Most drivers use proper rotary etiquette, which is to let cars to your left go first before you enter the roundabout. The other main rule is to be cautious!

A week or so ago, I wrote, "Will prices skyrocket if rates stay low for two years?, in which I suggested that home price increases can't outpace economic growth for very long under current conditions.
Kathy Streib wrote me, asking, 
Brad- I'm concerned that we'll head towards the buying frenzy that got us into this.  Your thoughts?
My reply is,

The buyers' market in Plymouth County Real Estate continues
While some major market cities are experiencing strong sellers' markets, the buyers' market in Plymouth County real estate continues unabated. The number of sales and the sales prices have been flat. Interest rates and the number of homes on the market are both low. Those are statistics that favor buyers.  
Sellers can take solace in the fact that sales prices have averaged 95-96% of listing prices all year. Sellers are asking more for their homes, as reflected in a rising average listing price, but that, together with a low number of homes … (0 comments)

Duxbury home sales through March 15, from the beginning of 2013, include two homes sold for over $1 million and seven homes sold in the $400-500,000 range. 
On average, the homes sold for 93% of the listing price and 96% of the assessed value.  The average time on the market was 198 days, but that number drops to 159 if we exclude the most expensive home, 34 Mayflower Street, which spent two years on the market.
