The most recent data on Duxbury home sales through February 2013, show that
The number of homes sold is up almost 13%. Prices have risen 3 to 5% over the past 12 months when compared to the preceding 12 months, but the price per square foot has dropped slightly.   There are fewer homes for sale now, and  Those homes are selling faster than they did a year ago. That is, the Duxbury market is showing signs of becoming more active and more of a seller's market.
You probably have heard news outlets trumpeting the … (0 comments)

"Should I rent or buy a home in Duxbury?" is a bit more specific question than the questions I've discussed in Should I Rent or Buy a Home?, Should I Rent or Buy Calculator: A Free, Comprehensive Tool, and Using the Should I Rent or Buy Calculator.
Those previous posts address the cost and pricing components of the overall "equation" involved in whether you rent or buy in Duxbury, or any other town. I will soon post a discussion of pros and cons and other, quality-of-life considerations that play into the decision.
Now, let me discuss the Duxbury rental market more … (2 comments)

massachusetts: Low loan rates give you the purchasing power to buy your dream home - 03/09/13 05:50 AM
Low loan rates give you the purchasing power to buy your dream home. Everyone knows that mortgage interest rates are very low right now. Lots of people realize that this puts a lot of buying power in their hands, and can help them afford to buy their dream home. What most people seem to be missing is just how incredible the opportunity is right now.
This infographic describes how the cost of your mortgage would increase if interest rates rose from 3.4% today to 4.4% a year from now. The point is obvious: don't wait to buy your home because mortgage … (1 comments)

massachusetts: Using the "Should I rent or buy a home?" calculator - 03/08/13 11:17 PM
This week, I am writing about the question, "Should I rent or buy a home?" I wrote about some of the most important considerations in Should You Rent or Buy a Home? Then I talked about a very good tool that does the math for you in Link to a Free Comprehensive Rent or Buy Calculator.
In this post, I'll briefly describe how the numbers you plug into the calculator effect the results you get, and might influence your ultimate decision to rent or buy a home. In the next installments, I'll be talking about specific communities. Once we start looking at … (2 comments)

massachusetts: Should I Rent or Buy a Home? - A comprehensive, free calculator - 03/08/13 03:23 AM
I've written about the pros and cons involved in a decision to rent or buy a home at Should You Rent or Buy a Home? In that article, I talk about how there are both personal concerns and preferences and purely financial, mathematical issues.
To my way of thinking, working out the numbers is both the easy part and the part that you should do first so that you have a baseline to work from while you are making the more personal, quality-of-life types of decisions.
On my website, there's a link to a comprehensive "Should I Rent or Buy a Home" … (1 comments)

massachusetts: Should you rent or buy a home? - 03/07/13 04:27 AM
There are pros and cons to buying and owning your home. There are also pros and cons to renting a home! When people ask, "Should I rent or buy a home?", they are really asking either a complicated question about all the personal factors that influence that choice, or a narrower, somewhat simpler question: "Is it LESS EXPENSIVE to rent or buy a home?"
"Well, all else being equal . . . "
The thing is, everything else isn't ever equal. Your personal situation, your goals and desires, your interests, are different for you than for other people. Not to mention … (0 comments)

massachusetts: Cape Auto, Plymouth - My Highest Recommendation AND Oil Change Coupon - 02/26/13 05:16 AM
In my business, it's all about service.  That's why I love to see and receive excellent service.  To get my loyalty and my repeat business, it's enough to do a good job and be nice about it.  To get my recommendation -- to have me refer business to you and tell my friends about you -- you have to be REALLY good at what you do and the way you deliver it.  To get me to promote you, well . . . you've got to be the best.
The owner of Cape Auto in Plymouth, Massachusetts, Dave Gallerani, gave me two … (3 comments)

massachusetts: Is the Plymouth County housing market heating up? - 02/14/13 09:54 AM
The results are in for January, 2013, and they show that the Plymouth County housing market is doing better -- with homes selling for higher prices, in less time, in a market where there are fewer homes for sale -- than it was in the same month last year, January 2012.
January is often the least active month of the year for real estate activity.  That makes it useful for year-over-year comparisons: analyzing the differences between this January and previous Januarys can give us some useful indications about market trends and how this year's market may play out.
There's been a lot … (4 comments)

massachusetts: Aftermath - 02/10/13 11:03 AM
It's not over 'til it's over.  After my last post about the Nemo Storm on the South Shore of Massachusetts ("Day of the Walking Dead"), the power was on until 3 p.m., then mysteriously shut off.  Just then, Kathy and her parents came in with hot pizza from Kingston.  The place had been mobbed, but the owner was just glad to be able to serve everyone and use his inventory, which might have gone bad otherwise.  So we finally got our pizza, and we ate it in a house without power.  It turned on an hour later.  We cheered and turned … (2 comments)

massachusetts: Day of the Walking Dead - 02/09/13 10:31 PM
When we think and talk about the comforts and security of home, we take an awful lot for granted.  We  enjoy enormous luxuries unavailable to anyone, anywhere on this planet, at any time up until the last few generations.
Storm Nemo is over, and the power is back on here at my house.  250,000 people across Massachusetts are still without power, most of them within 50 miles of me.  Recovery efforts are in full gear and will bring most of us back on-line quickly.  There are people living on Staten Island whose power still hasn't been restored two months after their disaster.

massachusetts: The South Shore Report's grand opening - 01/23/13 02:33 AM
Hi!  Welcome to The South Shore Report.
I'm writing this blog about the land, homes and people of the South Shore, Massachusetts, communities along Route 3, which runs from Cape Cod up the east coast of Massachusetts to the southern end of Boston.  When you drive up Route 3, with the Atlantic Ocean on your right, you will pass through a number of towns along the way.

These are beautiful, old towns that were settled within 30 years after the Pilgrims landed in Plymouth, Massachusetts, in 1620. They grew as Boston, 40 miles north of Plymouth, became an important commercial … (2 comments)
