massachusetts: Luxury Homes Sold on the South Shore - December 2013 - 01/06/14 10:18 AM
The luxury sector represents the top 10% of homes by price in the South Shore Massachusetts real estate market: homes with a sales price of $1.25 million or more.

The luxury homes sector is up 26% year-over-year, based on the number of sales.
While the low number of sales is typical of this time of year, the anomalous characteristics of any single sale can have an exaggerated effect on the averages, rendering the monthly comparison with the longer term less useful.
In particular, one $6.75 million sale pulled up the averages for the other four sales, which were all between … (4 comments)

massachusetts: Miramar sledding hill, Duxbury Massachusetts - 01/03/14 04:00 AM
We've had a bit of a snowstorm here, in case you haven't heard. Some people are saying that, as a storm, it's a bit disappointing even: not really a snow "event"!  The sun has poked through here. taking the edge off of the cold. Driveways are getting plowed out, and the snow has stopped.
So the kids need to get out of the house! It's a school snow day. Mid-year exam schedules will be scrapped, but that's a worry for tomorrow. Today, it's time to go sledding!
Miramar is a religious retreat at the foot of Bay Road. The hill is … (13 comments)

November condominium sales in the towns of Cohasset, Duxbury, Hingham, Kingston, Marshfield, Norwell, Pembroke, Plymouth and Scituate

The luxury market continues to be moderately busy, especially for mid-winter.
With square footage up, and average sales prices steady, the decrease in days on the market points to a favorable market for sellers who are prepared to make a transaction happen.

massachusetts: Duxbury appreciation based on Price Paid per Square Foot - 11/26/13 07:44 AM
Duxbury appreciation based on Price Paid per Square Foot

Here's an interesting chart. Duxury prices never went below their 2002 levels, on a per square foot basis, and have been meandering around that level for the past three or four years. Our town has a median price above $600,000. That's been pretty steady for the past few years also.
One thing this graph implies is that when you use a good Realtor in Duxbury, he or she will have quite a bit of reliable, steady data to inform your pricing decision. If you, as a seller, are willing to … (4 comments)

massachusetts: Do you need to have flood insurance? Should you have flood insurance? - 11/23/13 11:20 AM
Do you need to have flood insurance? Should you have flood insurance?
Every homeowner should ask whether he or she needs or wants flood insurance.
Floods can happen on waterfronts, in low-lying areas, in mountainous areas and in areas that have never flooded before. Homeowners and home buyers should have a surveyor tell them whether their home is in a flood zone If you are a homeowner, do you want to take the risk of loss from a flood, or would you prefer to insure against that risk? FEMA, the Federal Emergency Management Agency, mandates the terms of all flood insurance … (34 comments)

massachusetts: Where were you? - 11/22/13 05:12 AM
The two big "where were you? questions are JFK's assassination and 9/11. The moon landing was another, but it was different: it was the first national television-event shared experience where we all tuned in to watch a planned event. Until JFK, no one had asked that question before and been able to get an answer from everyone in the United States and in many other countries as well.
Where were you? I was two. I grew up in Washington, D.C. I don't remember the assassination, but perhaps my earliest memory was the backwards boots on the horse at the funeral. That … (5 comments)

massachusetts: What happens to your flood insurance premiums after you make a claim? - 11/21/13 09:22 AM
What happens to your flood insurance premiums after you make a claim?
You might think that flood insurance premiums are like auto insurance premiums and that a claim you make for flood damage would greatly increase your cost of insurance, starting with your next payment.
Not so! Flood insurance premiums, like every aspect of flood insurance, are completely mandated and controlled by FEMA, the Federal agency tasked with the problem of insuring homes in flood zones.

FEMA decides what land is in or out of a flood zone. FEMA establishes the premium for each piece of property in flood zones, … (5 comments)

massachusetts: The view from my client's new home - 11/15/13 07:48 AM
The view from my client's new home on Spinnaker Island overlooks a private marina, a sliver of the Hull mainland, and then Massachusetts Bay to the north from the southern end of Boston Harbor. Across the water lies Graves Lighthouse, and further north, he can see Boston Light, as well as the shoreline from Nahant to southern Boston to Marblehead.

He can also see the marina area to the south from his kitchen window on the other side. The top picture is a photo looking toward his kitchen window from the north. The plane this picture was taken from was … (8 comments)
