plymouth: Home Sales in Plymouth, MA, in the second half of 2013
- 01/20/14 02:04 AM
In Plymouth, Massachusetts, the number of sales has been rising, the average price is up almost 7% in the second half of 2013 compared to the second half of 2012, the price paid per square foot is up over 9% in the same period, and the number of days homes take to sell has been falling. plymouth: Homes sold in Plymouth - December 2013
- 01/19/14 11:21 AM
In Plymouth, Massachusetts, sales were steady in December 2013 compared to December 2012, but the prices were lower than average, when compared to November, last December and the second half of 2012. December is often a tough month from which to draw conclusions, since year-end and seasonal patterns tend to obscure longer-term trends and create other anomalies. Nevertheless, there was a drawdown in the number of homes available at the same time that the number of days on market fell. Together with the other data, this indicates a market that is beginning to favor sellers, even though that advantage has (4 comments)

plymouth: Homes sold in Plymouth - November 2013
- 12/07/13 05:07 AM
In Plymouth, Massachusetts, sales are steady compared to last November, but prices and the number of sales have risen slightly year-over-year. While November's data shows higher-than-average monthly increases, but when we look over a few more months of data, prices would seem to be up about 5% or so, year-over-year, and the number of sales is up by about the same percentage. Quite a few homes are selling for more than $200 per square foot. There are few bidding wars, and no full price sales, but homes are selling steadily and fairly quickly overall. plymouth: Jordan hospital
- 09/19/13 01:26 AM
An attractive and sought-after area in Plymouth is the area around Jordan hospital, especially on the south side close to Chiltonville.
The view of the hospital here is from the main entrance, with the emergency room entrance around the left side. This entrance is reached from Sandwich Street. It is along Sandwich Street that you'll find many traditional New England homes, some of them lived in by generations of the same families, often in the same home, and perhaps just as frequently, in and around the neighborhood and other parts of Plymouth. While many things change in this world, (3 comments)

plymouth: 5% overpriced is 5% too much to ask
- 09/14/13 05:57 AM
Right now, in our market, the data is pretty darn clear: If you price your home 5% or more too high, you won't get a deal, and you may not get any offers.
Lots of homes are selling quickly for a sales price within 5% of their most recent asking price. Sometimes that asking price is for homes that are brand new to the market; sometimes that price is the last asking price after a price reduction. Either way, when a seller's price is within 5% of buyers' perceived value, the house sells. In competitive price ranges, buyers are showing (13 comments)

plymouth: Should I rent or buy a home in Plymouth?
- 05/27/13 05:16 AM
"Should I rent or buy a home in Plymouth?" is a more specific question than the questions I've discussed in Should I Rent or Buy a Home?, Should I Rent or Buy Calculator: A Free, Comprehensive Tool, and Using the Should I Rent or Buy Calculator.
The bottom line is that -- right now -- it is hard to find a good home to rent in Plymouth that wouldn't be less expensive to buy. There also aren't very many rental homes available. Plymouth has a very small rental pool for single-family homes. There are condos and apartments, but few homes. (3 comments)
