The Chandler Quadrangle is an area that contains about 800 single-family homes. In 2013, 30 of those homes changed hands. I've included two lists, sorted by price and by address, below, showing the particulars of each sale. There are four homes for sale in the Chandler Quadrangle now (February 25, 2014). That's pretty low, suggesting correctly that properly prepared, properly priced homes are attracting willing and able buyers to this attractive and popular area. In Scituate, Massachusetts, while the number of sales is typical for this time of year, both the sales prices and prices paid per square foot have advanced solidly in the past year. The homes that are selling have been on the market for a short period of time, but have still sold for only 90% of their original asking price, suggesting that the sellers who succeeded in selling were motivated to sell now, in the winter months, and may have realized that their "late-summer pricing" wasn't generating buyer interest. Hingham home sales were strong in January 2014, led by a $7.15 million sale on Bare Cove Lane. Sales are brisk, and up sharply from last year at this time. The averages and medians are holding steady or improving, to sellers' advantage, slightly. After averaging out the monthly variations, buyers are still paying about what they have been willing to pay for a Hingham home for the past couple of years. plymouth county: Luxury Homes For Sale and Sold on the South Shore - January 2014

The luxury homes sector is up 26% year-over-year, based on the number of sales and, in January 2014, sales over $1.25 million doubled to 6 from last January's three. The most significant transaction was 5 Bare Cove Lane, Hingham, which had been on the market for a year and a half. Originally priced for $10.8 million, it sold for $7.15 million. Square footage, average sales prices and price per square foot were all continue to log very healthy, robust numbers, both year-over-year and in January. In January 2014, Duxbury's real estate market was much more active than the previous January, with 16 closed transactions compared to five in January 2013. Prices paid were in line with the 2013 averages. So while prices don't seem to be rising much, properly prepared, properly priced homes are attracting willing and able buyers. Here's a very helpful graph! It shows how Duxbury home prices climbed in the early years of the last decade, topped out in 2005, and then declined to their 2002 levels in 2010, and have remained in a narrow price band for the last three years. What's important for homeowners to notice and, hopefully, take to heart, is that the prices home buyers paid between 2003 and 2008 were abnormally high. Even from today's price levels, the median price paid per square foot would have to increase 15-25% to begin to reach (8 comments)

Norwell, Massachusetts, has become a surging little market on the South Shore over the past year. December was better than a year ago, and all the numbers have been moving in the direction of sellers' advantage most of the year. Many market watchers and professional participants expect a substantial number of homes to come on the market this spring but, for the time being, there aren't many available. In Plymouth, Massachusetts, the number of sales has been rising, the average price is up almost 7% in the second half of 2013 compared to the second half of 2012, the price paid per square foot is up over 9% in the same period, and the number of days homes take to sell has been falling. The median home shows similar improvement over the same period. Together with fewer homes coming to market, this indicates a market that is beginning to favor sellers. In Plymouth, Massachusetts, sales were steady in December 2013 compared to December 2012, but the prices were lower than average, when compared to November, last December and the second half of 2012. December is often a tough month from which to draw conclusions, since year-end and seasonal patterns tend to obscure longer-term trends and create other anomalies. Nevertheless, there was a drawdown in the number of homes available at the same time that the number of days on market fell. Dateline: Saturday night, Plymouth MA Subject: Johnny Hoy and the Bluefish These guys have been rocking the South Shore and the Cape and Islands for years! I had no idea they were playing nearby last night until I walked past a sandwich board on the street in Plymouth announcing that they were playing in the back right then. I had to go in. Had to. So many good summer memories from those wistful days of youth. Brought it all back. And it still feels good! The dancing crowd was filled with kids from 20 to 70. He's such a great (8 comments)

I just showed a house that is being well-lived in. That is, there is stuff everywhere because the occupants are enjoying life. We looked past it, knowing why, and loving it.
