Norwell, Massachusetts, has become a surging little market on the South Shore over the past year. December was better than a year ago, and all the numbers have been moving in the direction of sellers' advantage most of the year.
Many market watchers and professional participants expect a substantial number of homes to come on the market this spring but, for the time being, there aren't many available. With sales happening promptly and at higher prices (and higher prices per square foot), sellers are in a strong position.

In Plymouth, Massachusetts, the number of sales has been rising, the average price is up almost 7% in the second half of 2013 compared to the second half of 2012, the price paid per square foot is up over 9% in the same period, and the number of days homes take to sell has been falling.
The median home shows similar improvement over the same period.
Together with fewer homes coming to market, this indicates a market that is beginning to favor sellers.

These guys have been rocking the South Shore and the Cape and Islands for years!  I had no idea they were playing nearby last night until I walked past a sandwich board on the street in Plymouth announcing that they were playing in the back right then.  
I had to go in.  Had to.  So many good summer memories from those wistful days of youth. Brought it all back.  And it still feels good!

Cohasset, Massachusetts, had an average home sale price of over $1 million in 2013, up 24% from the average in 2012. The median sale price was up 31%. The total number of sales was flat, while the days on market fell 22%, and the average size of the homes sold increased 15%. 
Cohasset was the big story in South Shore real estate sales for 2013.

Many economists and market watchers are predicting that interest rates will rise in 2014. Generally, the consensus estimate seems to be that the average mortgage rate will increase from about 4.5% now to about 5.%% by the end of the year.
If it happens, that 1% rise would raise the monthly payment on a mortgage by over 12%.

Here's an interesting chart. Duxury prices never went below their 2002 levels, on a per square foot basis, and have been meandering around that level for the past three or four years. Our town has a median price above $600,000. That's been pretty steady for the past few years also.
