santa cruz: Santa Cruz County Market Statistics.......Shifted towards Short Sales

The Santa Cruz County Market Statistics have shifted in January 2010.........towards the short sale market. What has happened? First before talking about the short sale I would like to point out the the market is hot right now. According to the statistics pulled from the MLS the Santa Cruz County market has 510 Active Listings and 343 Pending listings. Over 67% of the market is selling right now. In addition we have seen the Santa Cruz County Markeet move almost completely away from REO's. In Class 1 single family homes there are 510 homes currently ACTIVE. Of these listings, 71 are short sales and 46 (0 comments)

Santa Cruz Real Estate Market Dec 26th 2009 Santa Cruz County Property Update:From the begining of Dec 2009 139 Condos, Townhomes, and Single family residences have sold in all of Santa Cruz County. Of those sales 17 were sold as short sales and 45 were sold as REO's. In the Santa Cruz City area which is a less distressed area than the rest of Santa Cruz County includes Capitola, Aptos, Rio Del Mar, Soquel, Santa Cruz, and Soctts Valley. These areas saw 78 sold properties 10 that were short sales and 18 that were REOs.There (1 comments)
