Another months has come to an end, so it is time for the Market Report. First, the number of single family homes that sold in Green County in November of 2009:
19 homes sold in November of 2009, The homes were on the market for an average of 88 days, The average sale price was $111,000, The median sale price was $133,047, The highest priced property sold was $265,000, The lowest priced property sold was $59,000. Things have not changed very much when compared to November of 2008:

First, the number of single family homes that sold in Green County in April of 2008:

I examined the number of single family homes that sold in Green County in March of 2009:
25 homes sold in March of 2009, The average sale price was $142,654, The median sale price was $118,500, The highest priced property sold was $513,500, The lowest priced property sold was $25,000. I then compared this to the March of 2008:

If spending a couple days working on your house and a couple of hundred dollars could help your home sell in under two months and for more money, would you do it?
Pretty much everyone would say yes, right?  Then why don't more people consider staging a home?
If you can, hire a professional staging service. Real estate is nothing if not local.  We all know that.  Even things like what makes an acceptable offer is highly regional.
Over the years, I have often worked with people either relocating to our area or people purchasing a weekend property here.  Very often these buyers do not understand the local real estate norms.  When working with them, I do my best to help them understand our area, but sometimes they believe that our market is the same as their home market.  Consequently, these buyers have accidentally insulted some sellers.

Experienced, hard working, motivated, knowledgeable. Those are the attributes many use to describe the realtor they want working on their side during the home buying or selling process.
During the real estate boom years, many people obtained their real estate sales licenses. The business was there to support people who did not have the knowledge or will to go out and find it for themselves. Times are leaner now, and the ranks of realtors are starting to thin out a little.

Browsing through the Wisconsin Realtor Association website recently, I came across a number of very interesting facts about the current real market in Wisconsin.
The Wisconsin real estate market is more stable than many in the nation, and we continue to outperform many states. During 2007, the average home price in Wisconsin remained essentially stable, rising .2 percent. There are areas of declining prices in Wisconsin, but as a rule, home are worth more than they were three years ago, even in the areas of decline.
