real estate: BUYER'S AGENCY & WHY IT'S IMPORTANT! - 07/01/19 05:17 PM

I’m going to talk about buyer agency today, what it is and why it is so important. You know even a lot of agents look at it from a loyalty point of view. This relationship has nothing to do with loyalty. There are two major functions of a a buyer’s agreement.

The first and most important is creating an agency relationship between the agent and the buyer. This is a relationship of agency built on the fiduciary duties of disclosure, competence, confidentiality, obedience, loyalty and accountability.

The second role of this agreement is you’re giving permission for my brokerage to invoice the brokerage … (0 comments)

real estate: The Chicken or The Egg? - 05/21/19 05:00 PM

Now what does a chicken and an egg have to do with real estate?

Well let's talk about 'rightsizing' and "yes" that a new term I've coined when your current home is no longer the right size for your family.

Here's the dilemma; you have to sell your home to secure financing to buy your new home and if you sell your home before you find the next home of your dreams you may be homeless!
I see this dilemma all the time and it comes down to two factors: motivation and market conditions.

Family A
Let's share the story of Annie and Joe.  Annie and Joe … (0 comments)

real estate: BUYING A HOME IN THE WINTER YES? OR NO? - 02/12/19 03:28 AM

Are their advantages to listing your home in the winter?  Absolutely there is is!  Most sellers I meet with in the winter months believe they should wait until spring and I am quick to point out the the advantages of listing in the winter.

Inventory is Lower - Because a lot of home sellers are believing this the inventory on the market is lower in the winter.  In the winter months in a averge suburban neighbourhood your two story home may be the only one on the market.  Jump ahead to the spring and you may find yourself competing with several other … (1 comments)

real estate: Seniors: Rental or Condo? - 01/30/19 07:07 AM

Ah, the retirement lifestyle worry free, toes in the sand, and visits with the grandkids and you deserve it!  The big question is do I downsize to a condo or rental property.  With the boom in Halifax of the rental market it has never been more popular to rent versus buying for a variety of reasons:
Financial Freedom - Your money from the sale of their home can be invested and drawn on as needed to support the lifestyle tyou want in retirement.    Also access to money in case of medical emergencies or long term illness.
Financial Obligation - Any reqirement for … (0 comments)

So exciting, you've accepted a new position and you're moving to a new city!  Or maybe you just decided you needed a change of senery or lifestyle.  Whatever the reason for relocating the biggest decision by far is deciding where to live in your new city of choice.  A lot of companies only offer five days to find a new home in a new city you don't know, complete the inspections, arrange financing and all the other details that come with purchasing a home.  How can you be best prepared?
DO YOUR HOMEWORK, RESEARCH, RESEARCH, RESEARCH!

real estate: WHAT DO BUYERS LOOK FOR? - 09/03/18 03:57 PM

One of the most common questions I get is “What do buyers really want?” This can change as design trends change, but there are some tried-and-true areas buyers look at when they’re considering a home.

I’ve found that attention to these areas prior to listing a home will almost always result in a quicker sale without significant pricing adjustments. So what do buyers want? Here’s what I can tell you:

1. KITCHENS AND BATHROOMS Pay close attention to your kitchen and your bathrooms. Countertop, cabinet, and fixture upgrades can go a long way to modernizing these rooms in the eyes of buyers.

2. … (1 comments)

real estate: THE LISTENING FACTOR - 05/07/18 01:21 PM

It starts innocently enough one Saturday morning. Maybe you find yourself wishing you could host family at your house. Maybe you’re already dreading the long Monday morning commute. You look up at your partner and say: “You know, maybe we should think about moving.” To your surprise, you hear: “I’ve been thinking the same thing. Let’s start looking tomorrow!”
Not so fast! Knowing that you and your partner want to move isn’t enough to begin your home search in earnest. Before you jump the gun and start going to open houses, it’s a good idea to determine what’s behind the desire to … (0 comments)

real estate: BUYER'S FEEDBACK, Making it Work for You - 04/30/18 01:45 PM

We've all seen the commercials about going nose blind to odours in our homes.  The same holds true about when you're selling your home.  This is when the buyers can actually help with their feedback.
For the weeks previous to listing most homeowners are decluttering, cleaning and primping the house for the market.  After all the work, finally, they're ready for the market and start having showings.
Eighty percent of the time the house just wasn't for that particular buyer.  It's not personal or anything you can do about it.  It's a matter of their personal preferences compared to yours.  It is, however, a … (1 comments)

real estate: The Desirability Factor - 04/22/18 04:02 PM

The two questions my clients ask me all time is, "if I do this and this, will I get my money back" or "I have done this and this and want my money back when I sell"

Let's tackle the first one:  If I do this and this before listing, will I get my money back when I sell?

The answer is "No" you may not get a 100% return on the upgrades you have completed just before selling your house.  It's about making your home more 'Desirable' than competing properties.  Being more desirable will get your home sold before the competition.  These are low … (1 comments)

real estate: REAL ESTATE IS A JOURNEY - 11/23/17 05:19 PM

I am a baby boomer and in my parent’s day they bought a home and stayed in it for life or until their age mandated they sell.  My mother has been in her home for forty-six years!  Last week I had the pleasure of meeting Bruce on Maynard St where he has lived for fifty-six years.
Today boomers and millennials are trading real estate every five to seven years.  Starter home, family home, downsizing home and retirement home; all these terms now define our real estate needs by the stage of life we are in.

We bought our first home in 1984.  It … (12 comments)
