Fairview had more listings in November of 2010 over the previous year by 8.3%. It took less time to sell a home by 25% and the number of sales that actually closed were down by 14.3%. The good news in all of this is the 50% jump in listings that received contracts and the increase of 8.6% in sales price.

I know Silent Sunday usually does not have comments, but its so rare for us in Texas to get snow like this. The rain started early this morning. I had been up all night smoking a Texas Brisket for lunch and I got to see the rain turn to sleet, then snow. I mean big, fluffy, wake the kids up snow. The kind of snow that makes a 45 year old REALTOR put on his mad bomber hat and run outside to play.

I was touring a model home the other day in an amazing development in Frisco, TX. These homes can easily reach $750,000 and in Texas that buys a great deal of house! As I was wandering around the home, a young couple approached me to ask a few questions. We spoke for a few minutes and after we parted ways I was struck by some of their statements.

What the heck does a Japanese Maple have to do with selling my house?
Well Mr. Seller it has everything to do with selling your home. Japanese Maples grow just fine in Collin County Texas. As a matter of fact they love it here, if you know how to position them. You do NOT want to give them too much sun, the will burn up. Just ask my neighbor. He has gone through two of them so far and the third is not doing well. He keeps forcing it to grow where he wants it, not where it needs to be.

How is the market doing in Fairview and Lucas? Their are currently 20% more homes on the market and 28% less homes sold over last year. Their are more homes under contract which is good, but the average sales price is down.

"Keeping It Country"...that has been the motto of Fairview, TX since it incorporated in 1958.  Fairview is a small town north of Dallas nestled right between McKinney and Allen.  And up until about five-six years ago, the City of Fairview had an ordinance that required all homesites to be one acre or more which seemed to go along with their motto.  Now when you think "small town", you might picture a typical rural town with farms and chickens running about.  However, that is not Fairview.  It may have a few chickens here and there, but you're more likely … (1 comments)
