According to the Associated Press, a growing number of homeowners who sought help from the Obama administration's main mortgage aid program are in danger of losing their homes.
About 436,000 borrowers have dropped out of the $75 billion plan as of last month, the Treasury Department said Monday. That's nearly 35% of the 1.24 million borrowers who enrolled in the Home Affordable Modification Program (HAMP) since March, 2009.  Those who have dropped out exceed the number of borrowers who are being helped, and the drop out rate appears to be increasing.  See the link above for the whole article.

It's my belief that the very best outcome would be to keep homeowners in their homes, whether that's through loan modifications, short refinance, or some other workout plan. But many of these homeowners are facing chronic, long term hardships that make modifications virtually impossible. If homeowners in arrears can demonstrate that the hardship they are facing is acute, and of a limited duration, then (in my opinion) we as realtors have a certain obligation to assist homeowners with the task of staying in their homes. Short sales should be a last resort.

My last  blog dealt with the issue of foreclosures, and I expounded on my professional opinion that foreclosure is an avoidable option.  I wrote primarily about working out issues with the lender or loan servicer.  Fortunately, if you have the means and desire to stay in your home, your lender will work very hard to accomodate you.  The downside to all this, however, is that many current homeowners do NOT have the means to stay in their homes.
