I just read an email from Remax.  The information was about extending the tax credit.  As many of you who are considering buying Laurel real estate know, the tax credit ends at the end of November.
There is currently a big rush of buyers trying to purchase a home before the end of November. Most buyers who call me are well aware of the dead lines.

Those of us who own Laurel real estate, got some good news recently.  In Prince Georges County Maryland, more homes sold in April of 2009 than in April 2008.  In fact, it was just over a ten percent increase.
Average sold price was down below $250,000 and so was the medium sold price.  You can get more information on my Laurel real estate blog.
The bottom is in sight.  The market will stabelize and then hopefully increase at normal rates.  I believe this will happen some time in the next six months.

This was an interesting article I found on the internet and one that makes perfect sense to me.
First-time home buyers breathed new life into the U.S. real-estate market last month, seizing on increased affordability and driving home sales to their biggest monthly gain in five years.
"The big complaint during the housing-market boom years was that middle-class home buyers were priced out," said Lawrence Yun, chief economist at the National Association of Realtors. "Now that prices are declining, it's giving them a chance to enter the market."

Well it looks like those of us who own Laurel real estate in zip code 20708 are experiencing a better than normal housing market.

The above numbers show several increases in real estate activity in Laurel Maryland 20708 from  February 2008 as compared to February 2009.   In several catagories there has been a slight increase.  Total dollar volume is up slightly at 2.64%.  The median sold price has increased as well.  The average sale price as a percentage of list price remained steady at 89% with last February.

I know that most you know who said that.  FDR was a great president and those words were very accurate.
That quote still applies today.  Buyer confidence plays a crucial role in the housing market.  People are worried about their jobs.  In addition to that, many buyers don't want to buy a home and watch it go down in value after they buy it.
