horse properties: Eastern PA Farms and Homes are Selling Like Hot Cakes - 10/28/20 06:50 AM
Eastern PA Farms and Homes Are Selling Like Hot Cakes

Ever since the Real Estate Market reopened in the middle of May in Eastern Pennsylvania, after a shut down in Mid-March due to COVID-19, properties have been selling quickly.

Homes have sold within days, as long as the homes were priced right and in move in condition.  Even farms and horse properties have been selling at a much faster rate than normal, not to mention high end properties and homes.  Many properties have been getting multiple offers.

Why the sudden interest in moving out to Eastern Pennsylvania?

Many of the Buyers are coming from the … (3 comments)

horse properties: Why Is Winter The Best Time to Sell Your Pennsylvania Horse Farm? - 02/13/19 07:07 AM

Why Is Winter the Best Time To Sell Your Pennsylvania Horse Farm?
I have heard many consumers and property sellers will not list their property or farm in the winter believing that their property will not sell this time of year.  Quite the contrary.  Winter is a great time to get your farm sold.
How can that be?  Here are the reasons:
-  Serious Buyers are in search of properties year round, which means Buyer demand continues to be strong.  Buyers are often competing with one another for the few farm listings that are available.
-  There is less competition in the Sellers market.  Housing … (4 comments)

horse properties: Horse Properties and Farms Are NOT One Size Fits All - 02/10/15 10:28 PM

Horse Properties and Farms Are NOT One Size Fits All

Usually when someone imagines horse properties and farms, the image of several barns and huge fenced in pastures with horses grazing come to mind.  But not all horse properties are like that.

Horse properties come in many different sizes, shapes and forms.

The most popular type of horse property is for the backyard horse person.  These are the horse owners that own 2 - 4 horses and use them more for recreational purposes.  They may own several acres (a farmette) so they can care for their … (4 comments)

horse properties: Winter Weather Not Keeping Buyers From Buying Rural & Horse Properties - 02/16/14 10:51 PM

Winter Weather Not Keeping Buyers From Buying Rural & Horse Properties

Pennsylvania, as well as the whole Northeastern part of the country, is being clobbered by winter storms this year.  They seem to be coming one right after another.  It seems that once we dig out of one, another one is on it's heels.  So far, this winter is recorded as the fourth snowiest winter in history and it looks like it may move up to the third place spot within the next couple of days.

The real estate inventory is reduced during the winter months … (4 comments)

horse properties: Using Horse Sense in Business Of Selling Horse Properties and Farms - 02/26/13 12:09 AM

I use horse sense in my business of selling  horse properties and farms.
I have over 35 years experience with horses.  During those years the horses have taught me a lot.  Yes, they have taught me how to ride and care for another living creature, but they have taught me much more than that, which I use in my business and even in my daily life.

Here are the things that my 4 legged teachers have taught me:
1.  Patience - Horses - Horses have patience with us.  They tend to respond to mistakes or disobedience without irritation, frustration, or loss of … (0 comments)

horse properties: Questions to Ask Horse Property Listing Agents - 03/30/12 05:26 AM

Horse properties are unique properties.  The best way to market these properties are to target market in addition to marketing to the general consumer.

How can a Seller find out if the Real Estate professional will be working in their best interests to get the property sold at the best possible price in the shortest amount of time?  The agent should be interviewed as if they were applying for a job.  (In reality, you will be hiring them as if they are your employee.)

What questions should be asked to see if they are the best for the … (4 comments)

horse properties: Motivational Monday: Never Give Up! - 01/02/12 01:23 AM

Here it is!  The start of another New Year and New Year's resolutions.

In order to succeed this year, make it a resolution to never give up.  We will have our challenges to overcome, but we are to take these mistakes and use them as our learning experiences to better ourselves.  The more we learn, the better we get.

Many famous people, such as Thomas Edison and Abraham Lincoln to name a couple, had overcome their failures.  If they hadn't we would probably still have slavery and would never had some of these great inventions.

horse properties: What Is A Horse Property? - 08/18/11 03:37 AM

What is a Horse Property?

When you think of horse property what image usually comes to mind?  To most people, a horse property is huge acreage, with white fencing around large pastures and a barn, with horses grazing in the fields.  There may also be a riding arena.  Yes, that is a horse property, but there are a variety of others, too.

Another common type of horse property is your backyard operation.  Some horse owners would prefer having their horses in their own backyard.  They want to take care of them themselves, have the advantage of having the horses right … (6 comments)

horse properties: Is Your Real Estate Agent Really Looking Out for Your Best Interests?? - 03/29/10 08:39 AM

Then weather is getting nicer with the coming of spring, and that only means one thing in real estate.  More homes are placed on the market and more buyers searching for homes.  Of course with more homes on the market, more listings and buyers for real estate agents.

So, what does that mean?

It means that the consumer should interview several agents before deciding to hire anyone in particular.  Make sure the agent will be looking out for your best interests.

Every agent is different.  When interviewing agents, ask questions.  Find out what they will be doing for YOU and will they be doing … (2 comments)

horse properties: Apples and Bananas: Shopping for the right horse farm - 03/06/10 01:26 AM
Here is a great informative post by Chandra Mast.  Everyone can learn from this one.

Read on:

In today’s real estate market, agents frequently compare the merits of one house to another, often in terms of their similar qualities. This is a popular game known as ‘apples to apples’. In this fashion, a buyer is able to focus on the differences during the decision making process. Number of bedrooms, baths, fireplaces, or garage parking, all become factors that can potentially be widdled down to a single ‘deal-breaker’ – and the buyer can let the entire decision rest on “Do … (4 comments)

horse properties: Your Unique Property Expired Again?? Try Using Someone With a Specialty . . . - 02/09/10 01:56 AM

You have a unique property and the listing has expired.  Wonder why?  Your agent did a wonderful job, and the property was priced right.  Why hasn't it sold?

Have you considered using an agent that specializes in that particular property?  Real estate professionals that specialize in a particular type of property have the knowledge needed to market these types of real estate.  They are knowledgeable in that field and are able to target market to the right type of buyers.

For example, I specialize in rural and horse properties and farms.  I have over 30 years experience in … (2 comments)

The Power of Active Rain has helped me in growing my business, not only in my niche, but also in my home town of Nazareth, PA.  You'd be amazed at who and how many people read the posts here.

In attending networking events, I have had people come up to me and say: "I know you."  I, in turn, have no idea who they are.  They continue "I have read your posts on Active Rain and it is great to finally meet you in person.  I look forward to reading them."  What a good feeling that is.

horse properties: Another Milestone For Me On Active Rain! - 12/09/09 09:58 PM

Wow!  I have just hit another milestone of 200,000 points here on Active Rain!  When I first started out blogging, I never thought I would hit this many points.  I couldn't even imagine it at the time.

Here I am, now, working on my next 100,000 to get to 300,000 points.

Two and a half years ago when I started blogging, I had no idea where to start, what to blog about and didn't blog very often.  As the weeks and months went by, and reading others posts and learning more about blogging, I realized that it was … (10 comments)

horse properties: Why Do I Specialize In Horse Properties?? - 08/04/09 09:26 AM

As many of you have realized, my expertise is in rural and horse properties.  Having over 30 years experience with horses and having owned a farm, I am quite familiar with farms and horse properties.

When I was searching for property for myself, my family and my horses years ago, we were shown properties with large acreage by the agent.  I do want to mention that the agent we were working with was not knowledgeable about horses.  She actually knew nothing about horses except that they are big, have 4 legs, a head and a tail.

At the time, I never … (2 comments)

horse properties: What A Wonderful Day It Was!! - 04/19/09 04:09 AM

Yesterday was the Northampton county 4H Annual Tack Sale.  I had reserved a table for myself and shared it with my 4H members and my mortgage person for horse farms.

This was also a perfect time for me to mingle with other horse people and get word out there about my business and specialty in horse properties.

Even though there weren't as many buyers there as in previous years, there were still plenty of people looking for bargains.  I even manged to find one of my own.  Many people just walked past the tables unless they saw what … (12 comments)

horse properties: This Is Why I Do What I Do - Selling Residential and Horse Properties - 01/30/08 12:24 AM

Many of you have been reading my posts and noticed that about half of them pertain to horses.  I'm one of those "horse crazy" people and that is partly why I got into selling horse properties.  Let me turn back the hands of time and tell you why and how I got into it.

My husband and I were looking around for a place of our own with a few acres.  We wanted to keep a couple of horses and maybe a couple of other animals like goats.  We were working with a real estate agent.  Now this agent was good at … (18 comments)
