My husband and I have been shopping around for property in the country with privacy.  We are both country people and enjoy watching the wildlife and having the horses outside our door.  Even though my horse is boarded at a friend's farm and is well taken care of, I still prefer having him with me.  I just like walking out the door to see him whenever I desire instead of getting in the car and driving over and using precious gas.  Plus, I find it relaxing watching the horses graze or mucking out the stalls.  (I know, some of you are probably saying to yourselves … (55 comments)

Have you ever looked at listings and the photos and thought, "Wow!  This home looks perfect for one of my buyers!  It has 4 acres so that they can put a couple of horses on it and it has privacy."  The buyer agrees and you set up an appointment to go see it.  When you and your buyer go out to see it, both of you end up being disappointed.  This has happened to me on several occasions.

I specialize in horse properties and I have buyers interested in purchasing farms, farmettes and properties for themselves and their equine friends.  What is really frustrating is when I check the MLS for properties, which are "zoned for horses", end up being quite the opposite. 
I had a situation where an older home was on the market and it included a barn, shed and a fenced in area for animals on about 3 acres.  It was advertised as  "zoned for horses".  I checked into zoning for my buyer (habit I guess) and it turned out that that particular township required a minimum of 10 … (6 comments)

When searching for property for horses, you must first know what you need to look for.  Some seem to be under the impression that just because the property has acreage, that it is suitable for horses.  Not so. This past weekend I attended a local little 4H schooling horse show.  My 2 children used to ride their horses at these shows when they were growing up and had a lot of fun.  I go to these now to put out my flyers and meet people, since my expertise is horse properties.  What I saw at the show did not appeal to me one bit.

I specialize in horse properties and it's amazing how many so called horse people care as far as horse properties go.  I am seeing more and more "horse" people selling their farms for top dollar.  Or, if they have a large enough parcel, they will subdivide it into smaller parcels, so no one is able to keep horses on it.  When you ask them "Why?", their answer to you is that they just want to sell and get as much $$$ from it as possible.  It seemed that when I got into horses years ago, that horse people cared enough to … (4 comments)

Have you ever looked for horse properties and been told, by either the agent or the seller, that because it is 7 acres that it is zoned for horses?  When you go to take a look at it, it turns out that 3/4 of it is swamp or wetlands, or most of the property is on the side of a mountain.  The side of the mountain might be good for mountain goats, but not for horses.  How about after you have purchased the property, and are ready to bring your horses over, zoning tells you that you cannot because you do not … (4 comments)
