When we come across an investment that appears to offer a 10 - 20% cap rate we should realize that if it were a perfect property filled with perfect tenants it would most likely not be on the market. You should take a moment to examine, why is the seller wanting to get rid of his golden goose ?

Thanks to the recent release of US Census data , I am sure that this will not be the last article, in which a data analyst gets together with a graphics designer to create a story that distorts reality or simply draws inaccurate conclusions from a given set of data without a full understanding of the data and how it is applied to local market conditions.
