real estate: What to Look for in a Qualified Property Manager - 12/12/12 04:33 AM
What makes a property manager and good one?  I am sure many of you have not even thought of that when hiring one.  You simply see someone advertising his or her services and give them a shot only to find out later that they charge to much or are embezzeling from you.

The one thing that should be at the top of your list is honesty.  Does your property manager keep you informed about everything going on with your property?  Does he get multiple bids for a job on your property?  Does he attend these repairs to make sure … (1 comments)

real estate: Realtors Need Love Too - 12/10/12 03:03 AM
If realtors are indeed their own worst enemy it is because we have been trained to be. Think about that for a moment and let it digest. According to Allan Dalton, former CEO of Realtor.com and currently CEO of RisMedia, it all starts with the National Association of Realtors and works its way down. Their first and only concern is simply to recruit agents because memberships is how they make money. Becoming a realtor is probably the easiest job to get, but to be successful is the toughest, which is why so many aren't. Nowhere is it more obvious than in … (1 comments)

real estate: Weston Florida Homes For Sale Market Report - 12/06/12 03:35 AM
Weston Florida homes for sale as of today tally 172 total, not including short sales or foreclosures.  This gives you a very good indication of how well the market is doing in Weston.  Total inventory is at its lowest in years and demand is just as high as it has ever been.  Prices range from $229,900. to $6.5 million.  However, the popular price range for buyers right now stands between $229K and $500K.  Those are the homes that are selling the quickest so long as they are listed with the right real estate agent who knows the area.  There are 47 … (0 comments)

real estate: Social Media Trumps Print in Real Estate Advertising - 12/05/12 04:26 AM
Social media in real estate advertising works. I am not ashamed to say that when interviewing for a property listing and I am asked about my sources of advertising I am not against highlighting social media and downplaying print.  Although I include because that is what the public wants to hear, I am not afraid to inform my customers that print is largely dead.
Does it hurt my chances of getting the listing or of my clients thinking any less of my advertising prowess?  Absolutely not.  If anything, they want to know why and for me to explain my advertising strategy.  … (0 comments)

This just in! Prudential Florida Realty has opened a new office in Weston, Florida at 2370 Weston Rd. Although we have always been in Weston, this new location offers a great deal more retail exposure. I am happy to be a part of this company and want to extend a warm welcome to all of my current and hopefully new clients to our new office.

real estate: OH CANADA! You Have Mortgages Right - 11/22/12 02:49 AM
You have to be impressed with the way the Canadians handle the mortgage market. I even wrote this blog in red to honor their system. It's no wonder the housing crisis did not cross the border. They may be due for a bubble, for instance, in Toronto, but not like the US. It's almost impossible for the housing market to crash there because 70% of Canadians own their own home! The crash, if it did come, would probably do so in new construction. It seems as though Canadians just are not spoiled with these 30 year loans like we are because … (3 comments)

real estate: Nothing Wrong With Asking For A Recommendation - 11/19/12 12:00 AM
And don't be shy about it either.  One of the first things I do after I close a deal is to personally ask my clients if they would recommend me in writing for the job that I have done for them.  You would be surprised at how many actually don't mind and take the time to do so.  And although there may be a few that are too lazy to write a letter, I simply ask them to write something short and sweet on Yelp or Trulia, for instance.

After years of collecting these letters I make good … (2 comments)

real estate: Don't be Reluctant to Call Yourself a Realtor - 11/08/12 01:50 AM
Are you one of those? I admit that for a while I was one as well. But it eventually dawned on me that I am a professional just like everyone else like me in the business world and if I want to be treated as such I better start owning up to what I am proudly, regardless of what the general public feels about us.
I have found that if you look someone straight in the eye and announce matter of factly that you are a realtor they seem to gain a higher level of respect for you. Heck, I … (2 comments)

real estate: Take Any Hurricane Warning Seriously and Split - 11/02/12 02:59 AM
If you have never experienced a hurricane firsthand before, take it from me, it is absolutely terrifying. I decided to ride out Wilma in 2006 with my family at home and that was my first mistake. The eye passed directly over my house and as I looked out of a crack in my hurricane shutters, which by the way were shaking violently against the house, I felt like I was looking at the face of a giant beast. It truly looked and sounded like a monster.
But what may have a close second in misery was the aftermath. Cleaning up … (0 comments)

real estate: Why Aren't More Realtors Using Video Marketing? - 11/01/12 01:28 AM
If you are not using video in your marketing plan for your listing you are certainly missing a tremendous opportunity to reach the masses. NAR says that only 14% of realtors are using video these days and that is sad. Pictures are not enough anymore, if agents even use them. I have noticed so many agents who post only one picture of a listing in the MLS, for instance, and that is only because they have to or they will get fined.
Our board here in South Florida allows us to create virtual tours free of charge and they are … (0 comments)

real estate: How Will Rental Market Affect REO Properties? - 10/31/12 03:57 AM
This is a video from HousingWire.com.  It is an interview with Marcia Toms of PEMCO, a company that markets disposition of HUD REO properties.  In it, Toms discusses how the rental centric market will impact HUD homes.  According to Amy Hoak of the Wall Street Journal the foreclosure market remains flat at this time.  That could be because of the large amount of shadow inventory that the banks are holding on to.

real estate: If Your Home is Short Sale Don't Buy Anything - 10/30/12 03:30 AM
Should the seller of a short sale property buy a new property of lesser value while their home is still for sale? Even if, for instance, their spouse is not on the deed? The answer is simple, absolutely not. In short, you shouldn't purchase any big ticket items while waiting to close on your short sale regardless of whether or not your name is on the deed or not. The fact that you may have some cash laying around is great, but don't go flashing it around. If you are truly broke then this doesn't even apply to you because you … (0 comments)

real estate: Diana Olick of CNBC Gives Her Take on Housing Recovery - 10/30/12 03:06 AM
Diana Olick of CNBC puts forth her take on the housing recovery in this short video well worth watching.  She is a highly respected real estate analyst and CNBC's website always posts her interviews.  What I like about these interviews with her and other experts in the field is the fact that they are short and to the point.  Not to mention the fact that sometimes people just don't want to read.  Take it from me, RealtyCheck from CNBC has some good advice on the real estate market.

real estate: Surfside Beach South Carolina is not a Champion of Small Business - 10/24/12 05:26 AM
Not only am I small business as a realtor, but I also own commercial property in Surfside Beach, SC.  Leasing this property is absolutely crucial to my small business success, as it is to others in the area I am sure.  Small business, especially now, must be allowed to thrive in this time of recession, not take a giant leap backward.
Recently the city has decided to try and implement what is called a "District Overlay" on Highway 17, which incidentally, is exactly where my small business is.  The building has been there for over 30 years and I have done … (1 comments)

real estate: Harvard's Take on the Housing Market - 09/20/12 12:55 AM
Mortgage lending is at a 16 year low.  In Miami, Florida alone over 64% of all August home sales were cash deal with foreign buyers.  Americans want to buy homes.  Who wouldn't with prices so low, but banks are just no providing the funds, thus holding back the economic recovery.  Kermit Baker of the Harvard Joint Center for Housing Trends is interviewed in this short video were watching.

real estate: Local Buyers Remain Elusive in Miami Condo Market - 09/18/12 03:13 AM
Don't go kidding yourself into thinking that the recent big condo boom in Miami is going to bring the housing market back.  Prices have gone up dramatically, builders are building frantically, and foreigners are buying quickly.  These are the facts that remain certain in Miami today.
But here is another disturbing fact.  Local buyers are staying out of the fray, either too weak financially or scared to buy.  So, instead they are paying absorbatant rental prices to greedy out of town owners.  Even the former governor, Jeb Bush, has gotten into the real estate business as part of a group … (1 comments)

real estate: Will Lowering the Interest Rate Give me More Purchasing Power? - 09/14/12 05:37 AM
Diana Olick of CNBC explains to the layman the results of the feds action on lowering the interest rates in this short video. Will it help me sell my house or give me more purchasing power?  All good questions that she tackles.  Posting these videos are great for those who like to hear it simply put by an expert in a short amount of time and Olick is very good at it.  I have a lot of respect for her opinions and thoroughly enjoy reading her blogs.

real estate: Feds to Buy up More MBS Portfolios - 09/14/12 04:35 AM
In my quest to continue bringing you the best of what the real estate news specialists have to offer here is a short video from CNBC real estate reporter Diana Olick on the possible outcome of mortgage rates when the federal reserve buys up $40 billion+ worth of mortgage backed securities.  I follow what Olick has to say regularly as she is very much in tune to the real estate market and very much a realist.
