What worries you most about an inspection report?
Well, if you live in South Florida I would concentrate on two things and leave the rest by the roadside.  And those are roof and air conditioning.  Unlike our neighbors to the North and West we don't have to worry about things like heat pumps and termites. 
Our air conditioning systems literally run 24/7, so it is inevitable that something is bound to go wrong, especially if the system is over ten years old.  I don't even recommend fixing these things after that.  They just become a money pit.  But if you … (0 comments)

Not all commercial office leasing space is the same.
You can probably save yourself a lot of money by leasing a small satellite office space with an answering service for your business, but keep in mind that not all of these buildings are the same in looks, services, or price.

From what do you derive your realtor satisfaction?
As a full-time practicing realtor for 16 years it has occurred to me that my greatest satisfaction is not how much money I make or how many deals I close, although many would use those factors as a measure of success, but rather seeing the look of happiness on my client's faces when we are able to get them what they want.

After watching several episodes of House Hunters International I have come to the conclusion that real estate life as we know it is not quite the same. 

The ongoing theme for showing property is three homes and done.  Afterwards everyone sits down at the kitchen table and signs a contract.  Usually there is very little if any arguing or negotiating and no mention is made of the important stuff like inspections.

Your mailbox says a lot about your home.  I do not say this or take this subject lightly.  As a realtor I factor in a home's mailbox into their curb appeal.  It also tells me whether or not the house itself is treated in the same way.
I have to wonder aloud about how difficult it is to maintain your mailbox.  Just give it a wash every now and then and a fresh coat of paint when it starts chipping.  If it is hit and destroyed then spend the money and replace it for crying out loud.

I can't take the credit for this rant, but it sure is worth noting.  Good luck to all those trying to get health insurance today.  You're going to need it!  I've been trying for days to no avail and have come to the conclusion that A. There are so many lessors and lessees out there today that have no idea why it is so important for your attorney or realtor to write your lease. 
Before you sign anything in a lease at the very least have your attorney or realtor read it over if they did not write it.

Oh yeah, and one of them is huge.  I do my absolute best to help out people like this because they are in real estate dire straits for certain, but it is no easy task and I realize that I am their last resort before they take off for a rental community.

Call me a cynic, but there is no other way to describe what is happening in downtown Miami today.  I was led to believe, and part of me still does, that there are those in far away lands that are victims of politics and booming economics that come to Miami to buy condos as investments.  Most notably these countries include Israel, Brazil, Venezuela, and Canada.  The idea is that buyers in these economically sound countries want to take advantage of America's struggling economy and housing market.

How to calculate a net sheet.  Most states differ in closing costs, but here is what I use for Florida.
Everyone who is selling thieir property should know in advance what their net profit is going to be after closing on their home.  Calculating the figure is easier than you think too.  Preparing a net sheet is paramount when I go out on a listing appointment.  It can make a difference in whether or not someone is going to sell their home. 
Simply deduct the following sample closing costs from your $350,000. sales price first:

Due to the recent housing bust where buyers were walking away from deposits at alarming rates builders in South Florida, especially new construction condos, are asking for higher deposits in order to insure they are able to complete what they started.  This essentially means that if you do not have a large cash reserve to buy then you will be left out in the cold.  It also explains why most buyers are foreigners.  Will this help prevent another housing crash in South Florida?  Only time will tell.  However, taking large … (2 comments)

Approved short sale price means full price.  I just summed up an approved short sale in one sentence, but you would be surprised at how many buyers and their agents seem to think that these are like foreclosures and they can come in with a low ball offer. 
When a bank approves a price that they are comfortable with accepting for a listing as a buyer you have to come up with that money or move on to an unappoved short sale.  With those you can offer whatever you like, but beware of wasting a lot of your precious time … (0 comments)
