College students probably get robbed more than any other class of people.  Students are always broke and opportnities always exist because they just don't take the time to not only lock up their belongings, but to purchase a very inexpensive renters insurance policy. 
I believe most students are just plain naive as well, and just don't believe that their friends, roommates, and peers will steal their property or try to sue them, but the reality is that they will be the first to do so out of nothing more than sheer desperation and opportunity.

  There may have once been a time when you had to fear renting your property to a group of college students and I am sure that the movie Animal House probably scared the bejesus out of you, but those days are over.  Actually, there have been many instances when my landlord clients have directed me not to rent to college students.  For the life of me, however, I cannot explain why.

What does all of this tell you when it comes to buyers remorse?  You either  have to trust yourself or those you do business with in order to walk away from a transaction with a smile on your face.  The culprit of all of this nonsense is almost always those trying to save a buck.  Remember, cheap is expensive.  Do it right from the start by either doing all of necessary research before buying or selling or interviewing at least three agents prior to buying or selling.  With this in mind you will probably never have buyers remorse.

Are you ready for this?  Here is how Miami, Florida is attempting to reinvent its real estate self.  The Miami new construction condo market is now 90% foreign owned.  Things are looking good for the time being and realtors galore in Dade County are just eating it all up with their South American, Canadian, and British friends.

I have been to numerous homes where the homeowner would spend a fortune on their dream kitchen only to ignore the rest of the house.  And although I am in favor of a kitchen remodel above all else when it comes to the pecking order of things to do to sell a home, if that is all you do then you are probably headed for a loss.

In South Florida if you are competing against cash as a buyer you are doomed.  I know this first hand because I have been out with buyers in the last two years and experienced rejection after rejection.

So my seller's lawyer calls me and says that he wants to eliminate the clause that states the buyer can purchase via cash or mortgage loan and replace it with cash only.  Now, you would think that if this guy is as smart and savvy a lawyer as he represents then he would know that by eliminating the mortgage clause you are eliminating most of your primary buyers.
