Here is the Montrose Real Estate Activity Report for the last few days of July and the first few days of August.
The last business day of the month always has an increase in Sold properties, July was no different. The market continues to be active With 18 sold properties this week and 16 more going under contract. The number of homes for sale is 433.. 33 of those are foreclosures, 14 of those 33 are under contract.

Here is the weekly Real Estate Report for the Montrose area from Jun24th thtrough July 1st.
This week there have been 18 properties that sold and closed and 15 more that went under contract. Since it was the last week of the month there is always a bump up in the number of closings. There were probably one or 2 more that have not been posted as sold that will show up in next weeks report.

A Year ago this list would hvae been 50 homes long, today it is down to 16 homes that are foreclosures that are for sale. If you have been looking for a greta deal on a foreclosed home you may have missed the boat.
So far year to date, today being June 18th 2012 there have been 88 foreclosed home sthat have sold, compared to 57 for the same time frame last year. Those 88 sales represent 38 % of all home sales in the Montrose Area YTD.

Montrose Colorado Construction activity in the commercial sector seems to have really picked up. There are a number of projects going on.

This week I have the first Quarter report for 2012 .. It shows that 36 more homes sold in the quarter than sold in the first quarters of 2011 & 2012.
The number of foreclosures selling is still running close to 50% of all sold homes, as it was a year ago. Definitely a lot more buyers in the market now than there was last year. The number of homes for sale is inching its way down this weeks homes for sale is at 383
The average sale price for a home is down just $2,000 form the first quarter … (0 comments)

Here is the Real Estate Activity for the last 7 Days for the Montrose Area. A very busy Week, one of the busiest weeks in awhile. There were 11 properties that Sold and 20 that went under contract. I went back a year ago and compared it to the same week in 2011. That same week a year ago 8 properties sold and 9 went under contract, so a big difference in properties going under contract...
The number of homes actively for sale continues to drop. This week that number is 390.
