      <description>According to Trendgraphix, Inc. and Florida Regional MLS, Port St Lucie, Florida zip code 34952 real estate market statistics for the month of September, 2010 show a total of 387 residential properties as active listings/currently for sale, up from 374 in August, 2010 and up from 376 in September 2009.  There were 62 new listings on the market, down from 67 new listings in August.  30 properties sold in September down from 33 in August, a decrease of 9.1%.  In September 29 properties moved in to Pending status down 9.4% from August's number of 33.
There is currently 12.9 months of inventory based on closed sales, up from 11.3 months of inventory in August.  Current absorption rate is 7.8% based on closed sales, down from 8.8% in August.
The average price of Active listings is $142000, unchanged from August.  The average sale price in September was $83000 which was down from $109000 in August and down only slightly from the average sold price of $86000 in September 2009.
Those properties that sold in September sold for an average of 95% of the list price with an average market time of 51 days on market, down from 64 days in August and unchanged from September 2009.

There is currently 8.1 months of inventory based on closed sales, up from 6.2 months of inventory in August.  Current absorption rate is 12.3% based on closed sales, down from 16% in August.
The average price of Active listings is $122000, virtually unchanged from $123000 in August.  The average sale price in September was $102000 which was up from $91000 in August and down only slightly from the average sold price of $106000 in September 2009.

      <title>What OS do You Use?</title>
      <description>Microsoft has announced that as of next month they will no longer sell PC's running the Windows XP Operating System.  They've said this before but apparently really mean it this time.
Now I am writing this blog article on a computer running XP.  I like XP.  Last year I bought a new laptop that had Vista installed and pretty much gave it to my wife because I like XP.  This old computer, which I've had for almost eight years, runs great, does what I need it to do and fits me like a pair of comfortable, old, broken-in sneakers.  It has been almost completely problem free over the entire eight years.
The 80 GB hard drive, small by today's standards, is still showing 58% free space when I defrag.  I have everything important backed up using Carbonite and have a clone of my C drive in a separate external disk drive.
So obviously I'm in no hurry to replace this computer any time soon.  But when it happens that I do need a new computer do I move to Windows 7?  Maybe a Linux machine?  Should I consider an Apple even though it's OS is not supported by my MLS?

      <title>SAINT LUCIE COUNTY FORECLOSURE FILINGS ARE DOWN</title>
      <description>RealtyTrac reports that Saint Lucie County had 565 properties with foreclosure filings in July.  This is down 9% from June and down a whopping 62% from July 2009!  One in every 234 housing units received a foreclosure notice in July which meant that Saint Lucie County ranked 27th among county foreclosure rates in the state of Florida.

      <description>Selling your home can be a difficult and emotionally draining experience, particularly if one is still living in the house while it’s on the market! Inconvenient calls, showing at meal times and dealing with price adjustments and offers (and counter-offers...and counter-counter offers) can be trying.  If you are not completely prepared, you could end up losing hundreds or even thousands of dollars.
The difference between a smooth transaction and a miserable experience is often a fine line that can come down to the subtle know-how of the Realtor you choose to handle the sale. By utilizing the knowledge, experience and skills of a qualified Realtor, you’ll have a much better chance of selling your home quickly, with the least amount of hassle and for the best price.  This article is designed to help you avoid some of the most common mistakes that can cost sellers serious money.
Believing All Realtors and Brokers are Basically the Same - With all the myriad details and important decisions to be made concerning the marketing and sale of your home, should you really engage the services of an inexperienced agent? Your home sale is a difficult and time-consuming task. Maximize your profit by utilizing an experienced, professional Realtor and broker.
Provide Access for Showings - Accessibility is critical to getting your home sold. A lock box is usually the least restrictive and most desirable while “Appointment only” showings are the most restrictive and will almost surely mean that your property will not be shown as often as others. The more accessible your home, the better the odds are of finding a buyer who will to pay your asking price. You will probably never know if the buyer that couldn’t get a viewing was the one that got away. However, there are certain considerations to take into account such as time frame for the desired sale, your lifestyle and your relationship with your Realtor.  By developing an open and honest relationship with your Realtor, he or she will arrange showings with your interests in mind.
Seasonal Selling and Timing the Market - Though property is always selling, in some markets home sales can be seasonal.  Your Realtor should be able to offer advice and information on timing the market for the best results.  Just like a day trader who must continually follow the trends of the stock market, your Realtor needs to follows the trends of the local housing market. They should know if the market cycle is poised to net you the most money.
Pricing it Right - One of the most important reasons to find an experienced Realtor is to make sure the property is priced where it needs to be in order to sell for the best possible price in the least amount of time. If a property is priced too high it will sit, stagnate and become “shop worn”.  Buyers will begin to wonder what’s wrong with it and why it’s been on the market for so long. If it’s priced too low you could be leaving money on the table at closing.  Your Realtor should do a fresh Comparative Market Analysis (CMA) every 30-45 days to help you realize the best possible sale price.  Many good Realtors will build price adjustments into their listing agreements that will be automatically triggered if showing activity is not up to par.
Relying Only on “Traditional” Methods to Sell Your Home- The Realtor who embraces technology and uses new and innovative strategies for attracting potential buyers will usually outperform the Realtor who relies only on traditional methods. According to the National Association of Realtors about 80% of buyers are looking at properties on the internet before they ever make contact with a Realtor.  Buyers are much better informed about market values and trends, schools, even crime statistics and demographics of neighborhoods than they were just a few years ago.  Demand extensive on-line advertising exposure, innovative lead generation methods, lead accountability and showing follow-up and feedback. These services exist and your Realtor should offer them to help sell your home.
Not Considering Other or Non-conventional Financing Terms- Cash is not always the best deal.  Tax benefits and income level can be important factors when considering sale terms.  Sometimes offering seller financing or a lease option might be a better deal for you.  If you don’t need the cash from a sale right away then speaking with a tax professional and your Realtor about offering alternative financing to qualified buyers might be something to consider and may be the path that will ultimately give you the highest yield.
Wasting Time With An Unqualified Prospect- Don’t negotiate with unqualified prospects.  With the real estate market sluggish and even well-qualified buyers having a difficult time obtaining a mortgage it is crucial to check a buyer’s qualifications before valuable time is lost.  Most buyers and their agents know that a strong pre-approval from a direct lender, or proof of funds if paying cash, needs to be documented and presented along with the offer.   Your Realtor has a responsibility to make sure that any prospective buyer who presents an offer has the means to complete the transaction.
Don’t Test the Market- Never put your property up for sale unless you are ready to sell and ready to sell at market value. A good Realtor will find buyers. If you are indecisive, you will blow the sale and could be liable to pay the Realtor's commission even though you didn’t close.  Putting the property up at a price significantly above market value and hoping for a buyer who will come and pay your price is a waste of your time and your Realtors time.  Remember, if your buyer is financing the purchase then their lender will most likely have an appraisal of the property before making the loan and will probably deny financing if they don't feel their loan is adequately collateralized.  The last thing these banks want to do is make another bad loan and have to foreclose on another house!  If the buyer is paying cash…well, in our current market they’re probably going to want a discount!
Believing You Can’t make any Difference- Be part of selling your house! Be an active partner with your Realtor.  Ask what you can do to help sell your house.  Letting your neighbors, friends, family members and co-workers know that your home is for sale can often produce a potential buyer. It’s surprising how many homes are sold this way.  This is why Realtors put a sign with a flyer box in your yard and send out “Just Listed” cards to your neighbors!
Refusing to Make Repairs and Cosmetic Improvements- The prospective buyer’s first impression is critical.  Almost every Realtor has been with buyers who pulled up in front of a property and then declined to even go in based solely on the negative first impression!  Many home sales have been lost to overgrown or weedy lawns, clutter, stains and unpleasant smells. Put yourself in the buyers place and try to see your home through their eyes.  Clean your place from top to bottom.  Consider hiring a professional to do this as often others see things that you overlook.  It often can cost more to sell “as-is” than to make a few cosmetic repairs that can significantly increase the sale price of your home. Small repairs or improvements can often net several times the repair cost at the time of sale. Your Realtor will be able to help you decide which repairs to make that might significantly increase the value of your home. Seemingly small things can have a big impact!

      <title>Does My Seller Think I Priced His Property Too Low?</title>
      <description>I'm currently working with a seller who has a property that he inherited from his father.  The property is in rough shape and has basically been neglected for several years.  When I first saw the property I observed damage done by the hurricanes that hit our area of Florida in 2004 and 2005.  There were pieces of the pool screened enclosure still in the pool and 8 foot tall cattails growing in the pool!  The inside of the house still had items of clothing, personal belongings and even a can of peanuts sitting on the coffee table in front of the TV!
When I spoke to the seller he indicated that he was aware of the property condition and the personal items left in the home but said that he wanted to go ahead and put the property on the market anyway, as-is, and would come to clean out the house once the property was under contract.  I told him that was fine with me but that it would have to be priced to reflect the condition.
I did my market analysis and suggested a price.  He agreed to the price and signed the listing agreement.
Once on the market we started getting quite a few showings and very quickly had several (low) offers.  About this time the property hit the Realtor.com site and the seller showed the property on line to a few of his friends, one of whom is appraiser.  He called me, upset that the photos of the home showed the damage and clutter, and said that he was very disappointed that I had displayed it like that and that he was sure that no one would look at it with photos such as the ones I had posted!  He mentioned that his friends had made fun of him for the photos.  I reminded him that I had told him about the condition and the personal belongings in the house and that he had given the go ahead to put the property on the market, "as-is".  I also told him that the photos reflected the true condition of the property and that, despite the remarks his friends had made, we had already had quite a few showings and that I had been preparing information on estimated net(s) in order to call him and present the multiple offers!  He was stunned.  He ended up countering the offers and eventually we received yet another offer that came very close to his countered price.
He then informed me that his appraiser friend had suggested that it might be a good idea to get an appraisal done because getting lots of showings and multiple offers might mean that I had under-priced the house!
We now have an accepted offer contingent on the SELLER getting an appraised value!  I am comfortable with my price and feel that it is at market value but am now waiting until the middle of next week to get the results from the appraiser in order to proceed.

      <title>Disclosing Defective Drywall</title>
      <description>One of the buyers I've been working with for quite a while called me.  She had spotted a home on my website IDX feed that she thought looked like a great deal.  Newer home, pretty nice size, in the area she wanted to be in and in her price range.
The price looked a bit too good to be true so she wanted to know what was wrong with it.  Did it have Chinese drywall?  (I hear that the politically correct term is "defective drywall".  I don't want to offend anyone for pointing out that the building product from their country is costing homeowners in the area I work huge sums of money attempting to repair their contaminated, permanently tainted homes, not to mention the possible heath consequences!)
It did look like a pretty good deal so I called the listing agent and told him that I noticed that the property had been under contract but was now back on the market.  Was this because of Chinese defective drywall?
He assured me that the deal had fallen through because the buyer was unable to obtain financing, that they had had an inspection done and that everything was fine.  He specifically said there was no Chinese defective drywall.
So I made arrangements for my buyer and me to meet at the house.  When I arrived my buyer was already there, peeking in the windows.
As soon as I opened the door I was hit by a wave of sulfurous fumes that I have learned to associate with the likely presence of Chinese defective drywall.  I went immediately to the air handler on the AC system.  Sure enough the copper line was soot black and the residue came off on my fingers.  I noticed that someone had removed a few of the electrical outlet covers and, upon a closer look, could see that the exposed copper wiring was blackened and corroded.  The refrigerator was pulled out from the wall and I could see that the copper water line going to the ice maker also appeared blackened.
"Is that Chinese drywall? asked my buyer.
"Well, I can't say that for sure as I am not an expert but from what I do know I would say that this house has several of the symptoms that are associated with the possible presence of Chinese drywall.", I answered.
"I thought you said there was no Chinese drywall in this house." said my buyer.
"I was going on what the listing agent told me."
As we were leaving and I'm locking the lockbox, my buyer looks up and says, "I guess we should have known!"
There, stuck on the front door was the warning:

      <title>Is It Time To Sell In St. Lucie County?</title>
      <description>"I sure wish I had that crystal ball!  I'd be retired now!"
This was my response to a woman I was having an email discussion with when she asked when the Saint Lucie County real estate market will rebound to the record levels of a few years ago.  She wants prices to go back up so that she can sell her Hutchinson Island ocean view condo for double what she could get now.  She seems like a nice, intelligent woman and feels that perhaps if she holds on to her condo long enough eventually she could get that kind of price.
My opinion?  I think she may be wrong.
I suspect we may be in for a long wait to see prices where they were a few years ago.  I consider myself an optimist and I expect that we will see the real estate market improve but I think it will be a long and gradual process.  Current market values in St Lucie County are about 50% or less of what they were at the peak of the market (mid-2005) and even if prices go back up at the same rate they came down (1-2% per month) it will take several years to get there.
Besides, many of the factors that led to the meltdown of the local Saint Lucie County real estate market &lt;img src="https://activerain.com/image_store/uploads/8/2/8/2/6/ar128098346062828.jpg" style="float: right;border: 2px solid black;"&gt;are no longer in place.  Gone are the home builders who built too many too quickly.  Gone are the fly-by-night mortgage brokers who printed mortgage pre-approval letters that weren't worth the paper they were printed on.  Gone are the NINJA (No Income No Job or Assets) loans that even well established, supposedly fiscally prudent banks and lenders provided to uninformed or uncaring borrowers.  Gone are most of the crooked appraisers.  And gone are many of the, dare I say it, unethical real estate salespeople who preyed on the same uninformed and uncaring borrowers.  I don't think that the same set of circumstances that led to the housing mess we are currently experiencing is likely to happen again EVER, let alone anytime soon.
Sellers always seem to be waiting for the market to improve.  I recall that when the prices were at record highs sellers were asking me how much higher prices were likely to rise, presumably waiting so that they could sell their home the day BEFORE prices started to decline.  In my experience there were a lot of sellers who missed the peak because they thought prices would go even higher!  Many of the short sale and foreclosure properties on the market today are there because of sellers who never thought about the possibility that their investment property might go down in value!

A well-planned real estate investment strategy involves not only knowing which property to buy and when to buy it, but also when to sell it.  Residential real estate has a life cycle and often tends to appreciate in value at first but after a few years the rate of appreciation slows as newer properties come on the market.  As the property becomes older and begins to need things repaired or replaced (roof, appliances, AC system) an owner/investor can begin to realize diminishing returns and may actually begin to lose money on his or her investment.  This process is sometimes accelerated by tenants who damage the property or by property managers who seem to be only interested in collecting their fees and not in protecting and maintaining the property.  This can be especially troublesome to absentee owners who are unable to visit and check their property regularly.
Today, there is some talk of a "double-dip" with prices falling even further.  While I think this may happen in some areas of the country my instincts tell me that if this happens in Saint Lucie County it will be pretty negligible.  But as I said, I'm an optimist!
The woman with the condo?  I told her that while I understand the desire to hold out for the best market conditions, the real problem with waiting for the St Lucie County market to improve in order to sell is that as one waits, ones property ages and depreciates accordingly.  Therefore, not only is one waiting for the market to come back to previous levels but also hoping for ADDITIONAL appreciation to offset the depreciation caused simply by the property aging.
