REnteres are a funny group of people.
Some are very good and others not much.
Of course, I have seen some home owners that are just as bad.
I am not sure about this one, but it does bring up the question...

Do we need to put "No Motorcycles in the House" as part of the lease agreement?

While many complain...it isn't all Bad.
We have had some years with very little snow and people who work in the winter plowing and removing the snow get hit hard in the pocket book.
Today I got a great call...
Bill, just one more decent snow and I will have my down payment all savedand I can look for a house.
Who says the snow is bad for business?

I was writing a contractand the buyer asked it they could set the closing at 6 months.
6 months? I asked.
"Yes, we go south for the winter and are leaving in a week."
I wish you had told me this earlier, not that it makes any difference for me, but the way we approached things may have been different.
Well, 6 months is a long time, but all we can do is ask.

I met the other day with an elderly couple.
We talked about old times none of which I was involved in.
We talked about their options and how they had cleared the land ect.ect.ect!
Finally I asked...WEll, just how old are you?
The elderly man said, "I am 80 and she is 82".
I replied...So you married a younger gal.  Not common back then.
Then the Mrs chimed in, "I'm not older, I am 80 ALSO!  He does that all the time!"
 
It is all in how you present it!

The other party may be really nice.
You laughed and joked at closing.
You made some agreements between the two of you...Verbally of course.
Now, the other party says they never said that.
 
We hear this all the time.  When will people learn not to make deals without us, their agent.   You can ask me to help, but without the written work...you have nothing.

I finished up a deal this evening. 
It was a touch and go in negotiating, but I felt we had the upper hand.  Yesterday I gave my clients instruction before the people came to look at their house.
They followed them to a 'T'.
Results...SOLD!  Without so much work and for a bit more than they were hoping for.
Things can happen when we work together!

Just hang in there and listen to the Professionals.

This seams to be an epidemic.
No one wants to answer the phones.
One client I told to stay close to the phone when I was presenting his offer.   We were in multiple offer and the seller countered ours first.  I called my client, no answer.  I tried 3 times and no answer.
The house he really wanted that we looked for 9 months for...Lost to the next offer because the seller said they would not wait.

Wrote an offer tonight on a home.  Needs some work, but much potential and not much for my client to see with their needs.
Last week we lost out on an offer where we were 8% over list, cash, no contingencies and close in 2 weeks.  we were only the 3rd highest offer and the winning offer closes in 6 weeks.   HMM?
So, today we are trying it again.  15% over list with the same offer details as the first.   I give it a 50/50 chance the way things are going in this area.

I met with a new client today.  Nice young lady.  Knows just what she wants.
We look at a house and she points out the good and the bad,
We go to the next house and she points out the good and the bad.
She does the same at the 3rd home but now some of the good was some of the bad in the first house.  The more I talked with her, I found she really didn't' know what she wanted.
She is a first time buyer and is having a problem of knowing what she really needs and wants.

I had a listing that was a great home, but when you looked at it, the front door just did not fit.

This door just clashed with almost everything.   It also did not fit tight and people made comment of that.
  A new white door installed for less than $175 and it looked much better.  The first people looked at it wrote an offer.  Although my seller did not take the offer, the agent who had shown the house before said the door made a world of difference.

Go outside and the come in as a buyer.
To really understand the issue the buyers are going to have, you need to put your feet in their shoes.
You need to step out of the seller role and look at your won home as if you were going to buy it. 
What would you want changed.
How is the CarperDoes the home need a paint job?Paint colors.Landscaping.Kitchen Appliances. Should they be replaced?Linoleum wore?Grout stained and moldy in the ceramic tile?How does the furnace look?How about eh water heater.Private well and sewer...Up to code?Window treatments, do they match the rest … (6 comments)

Are you sitting on the proverbial fence n buying a home.
Sit no longer!  North Branch Minnesota is starting to hop.  The number of homes for sale is way down and new construction is starting to be the in thing.
Even home sales in much of the state are taking off. 
Prices are the lowest in 10-15 years depending on local.  Interest rates are the lowest in current record keeping. 
House payments are far less than renting, as much as 50% at times.

Now I realize that this does not pertain to every local, but here in North Branch, Mn the market is heating up.  At least for myself.
My client is a great buyer, and understands the market and how the offers work.
Today we found out that we were beat out (for the 3rd time) on a house he offered more than 8% above the list price.  The previous two homes were also above the list price.
I get calls locally from people who want to buy but are scared because the media said something stupid!!!

This can be a very simple process if you know what to expect.   Previous buyers have a knowledge that will help the process move along much easier.
The first step is the foundation.   Like grass, you need to get a good layer of top soil (foundation) before you get the seed down.  In other words, you need to have your financing in order and an idea of where you want to look and what kind of a home you are looking for.

Well, not really.  but the timing is not real good.

This back hoe is coming down my drive.  I have not cleaned up from the storm completely yet.
After about 2 hours my yard looked like caddy shacks gopher had hit.

These trenches are for my new underground hat water from my outdoor furnace.  So who did I use?  I went to my list of go to people.  You know, the people that I refer others to.

It blows my mind when I have a client that is very adamant in having ME represent them, but all they do is disagree with me.
After we have seen 4-6 houses together, I have a good handle on what they are looking for.
The client will call and want more info on a property.  I give it to them and reference one of the homes we saw earlier that they did not like.  They insist that this one is different.  We go and look and they will say, "you are right, it is the same.  We are just wasting time … (8 comments)

If you are still looking for a deal on a home...NOW is the time to act.
Interest has risen 1/2% in the last 3 weeks.   Home prices have stabilized.  more people are looking and the inventory of GOOD clean homes has shrunk.
Had a foreclosure recently?  If you are 3 years past there are some new programs that you may qualify for.   There is of course no guarantee, but if you have worked to improve your credit score and working steady...there may be some hope.

Sitting on the fence thinking about if the time was right to buy or not, is now Passe.  I wrote an offer and called the agent to present.
"Great he says...Yours is one of three.  You will present last, at least for the moment."
Third?!  We are up against 2 other offers on a 289 day listing.  I called my buyer and explained the scenario.  He decided to leave the offer as it was and hope for the best.  Then, go after one of the others they were considering.

This past Friday, I had a client wanting to look at a couple of lake homes.  They were on the lake close to my cabin.  I new the location of the cabins as I have fished in front of both of them many times.
