There is nothing worse than someone who rambles on about nothing.
That goes 10 fold when the rambler is an agent that does not listen.
Agents need to learn to shut up and listen to the potential clients.
People will foam at the mouth when given the chance.

Meeting with a home owner he tells me,
"I don't need to disclose, and I don't need you.
Well, if a buyer is ok with you not disclosing ok, but very few will be
and some will use that against you in the future.
Sticking your head in the ground is not a good option,
Sadly many will and do and pay for it later!

Now you need to pack.
You don't need this or that.
To food throw.
LET'S HAVE A SALE!
Well, if you can get it together fast, great!
But many sales take weeks to prepare for.
I know, my wife worked on hers for  several weeks to earn a couple hundred dollars.
 
Sales are not bad, but if you think you will be needing one...
START GETTING READY FOR IT NOW!!!!!
Other wise, put it on the curb for free or get a 2nd hand store to take what they want!
 
Remember, time is precious once you have sold your home!

That buyer who wanted to see your home and you said no...may have been the one.
Short notice showings are a real pain.
BUT, they are any ties the real serious ones
Some are in need of a home right now and are not real fussy.
Some think twice about saying no.
Make sure you r home is ready to see at any moment.
 
 
I KNOW, IT IS EASIER SAID THAN DONE MANY TIMES!

Staging  seems to be the magical word for some people.
You  can't sell a home without it being staged  
This if course is false, but staging can make the difference in market time and even price.
 
But when you stage a home, do think of the target audience?
 
I have seen common everyday homes look like a museum piece in a neighborhood with a lot of kids.
Do you think a couple with kids are going to fall in love with something that will look very different with 2 or 3 young kids running around.
 
Target Audience...that is a point to remember!

I met with a middle age couple about selling their home.
They were a very delightful couple.
The bantered back and forth the entire time.
I asked if they gad a dishwasher as we were in the dinning room.
The Lady of the house jumped right in..."Yes I do if i can ever get him off of the couch!"
I lost it right there!

Carpenter ants do not build anything, they eat it down.
On a recent listing appointment I noticed ants, large ants around an outdoor shed.
I told the home owner that he had a major issue.
He disagreed.  I bet him that if he took off one panel and there was no issue, I would give him $100 to fix the place he tore the board off.   If I am right, he would give ME the listing.

Get out of dodge and let our agent work.
With you gone every short notice showing can be granted.
The buyer of your house may be one of those short notice people.
 
Get out of dodge.  leave your cell phone number with your agent and if an offer comes I, you can communicate
with them and get  home to sign papers if needed.
 
Leave and let your agent do their job!

CLEAN CLEAN CLEAN!!!!!
 
If here is one thing that buyers will turn their nose up at is a house that is dirty.
A clean house will not have much of an odor.
If you need to burn candles or back pies to make the home smell good, buyers wonder what you are trying to cover up.
 
Look in the corners, under the sofa, under the beds.
Surface cleaning helps, but a deep cleaning can't be beat!

WE can look at this in many ways.
The way I am  looking is the result of a friend.
Many of us have throw rungs scattered around the house.
My friend was selling a piano and had buyer come into the home to see it.
The throw rug was on a hard wood floor with no tacky back.
 
Yup, the buyer slipped and fell.
Lucky for both, he was not hurt, but it could have been devastating financially.
 
The one issue I tell my clients is to   "GET RID OF THE RUGS".
Have a tacky back rug at the entrance or even outside the door, but the rest are a  hazard.

Now is a great time if it fits your life.  If you really are not ready to make the move then now is NOT a good time.
 
Assess your overall situation and then talk some more about it.
 
If all the stars line up, then it is a great time to sell your home!!!!

If the answer to this question is yes then this could be the place.
DISCLOSURE:  Agent is related to owners.
This is a great 160 acre property with a nice small river running through the property.
Apx 20 acres of hay ground or could be pasture.
Property would lend itself well to solar panels.
 
Home is older but very well kept.
2 bed with updated kitchen and newer addition. 
Heat with wood or propane...or...BOTH!
 
Gardens do very well in this heavy ground.
Garage and home have new shingles and the old style barn has a metal roof.

I do some snow plowing for my neighbors when I have time.
I was a couple of miles from home and seen a young lady trying to shovel out the end of her drive.
I stopped and told her to move over and I would clean the end of the drive so she could get out.
We talked after that and she tried to pay me...which I refused.
I plowed out the rest of the driveway.
She then told me she was getting ready to sell.
 
Well, I love that kind of opening...we list in middle of April!

I got a call to do a market on a home.
 
The owner had been trying to sell by themselves.
First off, they were over priced.
But the real issues are the problem they had.
 
The owner showed the home to a couple.  When the couple walked in they went different ways.
Well you can almost guess.
The seller found all his medication gone and a few other items.
 
He had no name, no description of the car.
 
For Sale By Owner's need to be very very careful.
Professional help is best!

The short answer is yes if you want to buy the home.
It is most important for the buyer to be at the closing as that is where all the papers and loan information is signed.
 
The seller, well not as important as they can sign early, but still it is better for them to be there, just in case of any issues.
Remember, this is a major transaction in your financial life why not make sure all is good by being there!

When a buyer comes looking.
Will they see the beauty of the house or all the small imperfections?
 
Many things that turn buyers off are little things.
Missing or broken switch plates.
Bad weather striping on the doors.
Window wells that are stained from being wet.
 
These are all small issues that can easily be taken care of.
These are normal maintenance.
 
If these issues are prevalent...the buyer wonders how the big things are.

I have heard this from seller s for years..."So and so said I have to spend X number of dollars to get this price.
I wonder if it is worth it
 
Yes, to get the top price you sometimes need to spend some money.
But, if you are talking full remodel job forget it.
 
Besides not getting you investment back the only one benefiting from the remodel is the agent getting more commission.
There are things to be done that are regular maintenance.
The there are things that cost money to make look better but may not really be needed.
 
Think twice before you commit  to a large project!
