Take a look at the June 2016 stats for Lake Lanier, Forsyth County, and Dawson County. Lake Lanier borders 5 counties including Forsyth and Dawson Counties. Forsyth County, the wealthiest county in Georgia, continues to surge in growth and bragging some of the highest rated schools in the state. Dawson County, located to the north of Forsyth County, is the gateway to the Appalachian Mountains. It is starting to feel the growth as Atlanta heads north. We have a decision from the seller to list their home with The Wells Team. Now we have some additional paperwork to complete including the Sellers Disclosure. What we have seen, at times, is our clients quickly completing the Sellers Disclosure. As a result items are missed. For the buyer, the Sellers Disclosure gives them a "history" of the home. Age of the major system components, the roof, exterminator information, and repairs that have been made.
